Two full days jam-packed with extremely good training and information thanks to Josh McGrath and Lynn Madison, our awesome instructor. We enjoyed delicious lunches provided to us by Rate and Bluegrass Land and Title. I’m thankful for my classmates for learning with me! 🏡 TIP TUESDAY FOR SELLERS

Getting ready to put your home on the market? Here’s one thing I recommend doing BEFORE that For Sale sign goes up.

🔍 Get a pre inspection from a certified home inspector.

A pre inspection can uncover the little things you didn’t know about and the bigger issues you definitely don’t want showing up as a surprise during the buyer’s inspection.

A good inspector who offers pre inspections will perform a complete home inspection, give you time to address the items you choose to repair, then return to reinspect those repairs. Some will even do that follow up at no extra charge and provide a new report showing the completed work.

You can then make that report available to potential buyers. It does NOT replace the buyer’s right to have their own inspection, but it gives them valuable information about the home and the work that has already been completed.

Why do I love this for sellers? Because surprises during a transaction can cost you time, money and sometimes the sale itself. Taking care of issues BEFORE you list can make the whole process so much smoother.

Need a certified home inspector? I’ve got a list. Your favorite REALTOR® probably has one too, and your local Chamber of Commerce is another great resource.
