You Have the Keys! Now What? 🔑 Tip Tuesday

Closing day is exciting, but there are a few things to take care of once that house is yours!

🏡 Right away
• Locate your main water shutoff valve and other utility shutoffs before you need them.
• Change the locks or have them rekeyed. You don’t know who may still have a key!
• Have a home warranty? Keep your booklet and your contact person’s phone number handy. Before arranging rekeying, check whether your plan includes that service!
• Put your closing documents somewhere safe. Keep them for next year’s tax preparation and your long term records.

📬 During the first couple of weeks
• Watch your mail for your recorded deed. Delivery times vary, so confirm with your closing office when to expect it and follow up if it hasn’t arrived.
• Contact your county assessor about property tax benefits you may qualify for, such as a homestead exemption or farm use valuation. Ask about eligibility, applications, and deadlines.

📁 As you settle in
• Start a home improvement folder for your wish list and completed projects. Keep receipts, appliance manuals, warranty booklets, and contractor information together.

💰 Each year
• Review your annual escrow statement. Your monthly mortgage payment can change as property taxes and homeowners insurance costs change, even with a fixed interest rate.
