That lot with the view? The view isn’t the expensive part. 🪨

Building into a hill in Southern Utah means you’re paying for everything that happens before the foundation goes in — and none of it shows up in the finished photos.

Excavation on a slope isn’t a bulldozer and an afternoon. It’s digging, chiseling, hauling away dirt and rocks. Then come the retaining walls, that cost more than a kitchen and will never be photographed.

The primary opens straight onto the deck — valley out front, pool down below, one sliding door in between. That’s the whole idea: you don’t go outside, you’re just already there.

This backyard doesn’t really start until the sun goes down.

The desert holds its heat all day and lets go of it all at once — and right about then the pool lights come on and the whole valley goes quiet.
