Congratulations to my clients on successfully acquiring a vacant lot near downtown Lebanon.

Purchasing land involves distinct considerations compared to buying an existing house, and I'd like to share a few thing I learned from this experience.

1. Currently, Lebanon is under a water moratorium. Following discussions with Lebanon Utilities, any large-scale project will be subject to case-by-case approval for permitting.

2. The property has a sewer line situated on private lateral, meaning the connection to the city main is in place, but ownership of the entire line does not reside with the city. Consequently, constructing on the lot would necessitate a lateral replacement to meet code requirements.

3. Even in cases where a previous structure or home was condemned and demolished, the city and health department must still clear the deed through a release before the sale can proceed.

Fortunately, my clients do not intend to build on this lot; however, had they planned to do so, these would have been significant issues if not identified prior to closing. It's essential to verify with utility providers regarding gas, water, sewer, internet, and electrical lines on site or nearby. Additionally, obtaining a soil sample to check for contaminants or groundwater before purchasing land for construction is advisable.

For those considering building or selecting the ideal lot in the future, I am more than happy to assist with the process.
