🏠 Requisitos básicos del préstamo FHA es:

Puntaje de crédito: FHA permite puntajes desde 580 para el 3.5% de enganche. Con puntajes entre 500–579, generalmente se requiere 10% de enganche.

Ingresos: Debes demostrar ingresos suficientes y estables para poder pagar la hipoteca.

Historial laboral: El lender revisará tu historial de empleo e ingresos, normalmente buscando estabilidad.

Deudas: Se calcula tu DTI (debt-to-income ratio). El límite puede variar dependiendo del perfil del comprador y del resto del expediente.

Residencia: La propiedad debe ser tu residencia principal, no una propiedad de inversión.

Propiedad: La casa debe cumplir con los requisitos mínimos de propiedad de FHA y pasar la evaluación del appraisal.

Seguro hipotecario: FHA requiere Mortgage Insurance Premium (MIP), que incluye un costo inicial y normalmente una prima mensual.
