Military relocations don’t wait for perfect timing.

When this sweet family received orders to move from North Carolina to Northeast Florida, they had a lot more on their plate than just finding a house. Coordinating a move, managing timelines, handling inspections, navigating contracts, and doing it all from another state can feel overwhelming.

That’s where we came in.

Since they couldn’t always be here in person, Joe and I became their boots on the ground. We toured homes, checked on details, answered questions, coordinated timelines, and made sure they always knew exactly what was happening next. Our goal was simple: remove as much stress as possible so they could focus on their family and their transition.

What started as helping them buy a home quickly became so much more than a real estate transaction.

We celebrated wins together, talked through decisions, navigated challenges, and watched their excitement grow as moving day got closer. Somewhere along the way they stopped feeling like clients and started feeling like friends.

We are so excited to share that we officially purchased our first investment property! 🏡

This one is extra special because it truly felt like a God thing from start to finish. His timing was perfect, every piece fell into place when it was supposed to, and what could have been complicated ended up being a blessing for everyone involved.

One thing we’ve learned through this process is that investing in real estate isn’t just for large investors or people with endless cash sitting in the bank. There are actually several loan options available depending on your goals:

✔️ Conventional investment property loans
✔️ DSCR (Debt Service Coverage Ratio) loans that focus on the property’s income potential
✔️ Portfolio loans through local lenders
✔️ Home equity options if you already own a home
✔️ House hacking opportunities where you live in part of the property while building equity
