📊 Florida Real Estate Market Update | July 2026

Compared to July 2025, the latest Florida Realtors® data shows a market continuing to gain momentum, with increased sales activity and continued price appreciation.

🏡 Sales activity is up

• Pending sales: 23,642 (+2.4%)
• Closed sales: 23,870 (+5.1%)

💰 Prices continue to rise

• Median sale price: $425,000 (+3.7%)
• Average sale price: $643,120 (+11.3%)

⏱️ Homes are reaching contract slightly faster

• Median time to contract: 47 days (-2.1%)
• Median time to sale: 88 days (0.0%)

📉 Inventory remains below last year's levels

• Active listings: 97,741 (-13.4%)
• Months' supply: 4.5 months (-16.7%)

What does this mean?
Florida's market continues to show improvement in transaction activity and home prices, while inventory remains meaningfully below year-ago levels. At 4.5 months of supply, the market remains below the 5.5-month benchmark traditionally considered balanced.

For real estate professionals, buyers, and sellers, the takeaway is straightforward: pricing, preparation, and negotiation still matter. The market may be healthier than it was a year ago, but that doesn't mean every property, or every segment of the market, is moving at the same pace.

Your TC can take a sick day. Your transaction shouldn't have to. 😉

If your dedicated TC is out for 2 consecutive days or more, another member of our team steps in to provide coverage and keep your transaction moving.

Because real estate deadlines don't stop when someone is out of the office.

That's the benefit of having a team behind you. 💙 You get the personal attention of a dedicated TC and the security of knowing there's a team ready to step in if needed.

Before you send that contract, give it a second look. 👀

When you are moving quickly, it's easy to focus on getting the offer out and overlook a detail that can create a much bigger headache later.
Here are 6 things worth checking upfront:

1. Are all parties listed correctly?
Make sure everyone who needs to be on the contract is included, names are spelled correctly, and they match across the contract, initials, and signatures.

2. Did you capture EVERYTHING that was negotiated?
Don't assume a verbal, text, or email agreement made it into the contract. Make sure every negotiated term is reflected in the contract or appropriate addendum.

3. Did you complete the blanks that matter?
Look for blank fields, asterisks, and "CHECK ONE" instructions. Don't assume the other side will fill in something you intended to address.

4. Are your dates working together?
Don't just check that the dates are filled in. Look at the entire timeline and make sure the deadlines actually work together.

5. Does the financing section match the deal?
Make sure the financing terms reflect what the buyer is actually pursuing, including the loan type, amount, deadlines, and any intended appraisal provisions.

6. Did you include the right addenda/riders?
Ask whether anything about the property or deal requires something beyond the standard contract.

Save this for your next contract review. And send it to an agent who could use a second set of eyes.

At Consider It Closed, this is the kind of detail our transaction coordination team looks for every day. Because transaction coordination isn't just about tracking deadlines—it's about catching the details before they become problems.
