I was talking to someone recently who’s relocating from out of state and they said:

“My biggest concern is property taxes. I know Massachusetts is the highest… but I keep running the numbers and I think it’s the right place for me.”

It made me realize how many people don’t know that some of the most desirable towns in Greater Boston actually offer residential exemptions for owner-occupants.

In the right community, that can mean $3,500–$4,500 per year in tax savings. Roughly $300+ per month.

So this blog was born.

If you’re comparing towns — or just curious how your own town stacks up — I broke it down for FY2026 here:

Comparing Greater Boston neighborhoods? Owner-occupants in Boston, Cambridge, Somerville, Brookline, and Watertown can save $3,400–$4,600/year in property taxes through the residential exemption — roughly $284–$381/month in escrow. This FY2026 guide br...

We’re proud to share that Meredith has been recognized among the Trailblazers in RISMedia’s 2026 Real Estate Newsmakers.

This recognition reflects the work our team has been doing to strengthen how we guide our clients in making smart real estate decisions. In 2025, that meant integrating advanced AI tools into our operations, refining our brand voice through testimonial analysis, building smarter negotiation preparation systems, launching a data-driven relocation funnel, and scaling our digital strategy to reach more people thoughtfully.

Innovation is only valuable if it sharpens our expertise and improves the experience we deliver.

At The Boston Home Team, our mission remains clear: to guide our clients through meaningful real estate decisions with collaborative expertise and personalized service. The systems we build are designed to support that promise at the highest level.

We’re grateful to our clients and partners who continue to grow with us.

Onward.

In honor of it almost being Valentine’s Day — and February being the month of all things cozy, romantic, and nostalgic — we had to do this one. 💌

Send this to someone who will appreciate the nostalgia.

If Greater Boston neighborhoods were holiday rom-coms…

Some are cozy comfort watches.
Some are chaotic in the best way.
And a few are total slow burns you don’t realize you’re obsessed with until it’s too late.

Honestly… very on brand for living here.

And if you really want to lean into the Valentine’s Day rom-com fantasy this month:
• Grab a book from Porter Square Books
• Order your usual (or something overly specific) at Thinking Cup
• Sit on a bench on Boston Common
• Pretend you’re waiting for a meet-cute or dramatically people-watching
• Bonus points if you’re wearing a coat that feels slightly cinematic

Swipe through to see which Boston-area neighborhood gives off the rom-com energy you’d actually want to live in.

The end of 2025 didn’t bring a dramatic shift in the Greater Boston single-family market—but it did bring clarity.

In this Q4 update, we look at what actually happened across Boston and the surrounding suburbs: where prices stayed strong, where homes took longer to sell, and how conditions varied sharply by location. The data also helps frame what buyers and sellers may encounter as we head into early 2026, when inventory and competition typically thin out.

If you’re a homeowner, a potential seller, or simply paying close attention to the local market, this report offers a grounded look at what the numbers are really saying right now.

What happened in Greater Boston real estate this quarter?

• Brookline, Cambridge, Wellesley, Newton, and Belmont led the luxury market.

Here’s what ChatGPT thinks of each of these Boston area neighborhoods.

If you’re a Boston local, what do you think??

We’ll start: People don’t exactly lounge at Jamaica Pond—though we have heard whispers about midnight skinny-dipping in the late ’90s courtesy of the service industry crowd. And as for Southie’s “old-school tradition”… let’s just say we don’t feel the need to romanticize all of it.

We love this city—quirks, contradictions, and all.

Is the Condo Market Really Dying?

Not exactly. While luxury high-rises in places like Seaport and Midtown are sitting longer and selling below asking, other towns are seeing condos fly off the market in under 10 days — at or above list price.

We broke down the Q2 2025 numbers, highlighted top-performing markets, and looked ahead to what Q3 might bring. If you're thinking about buying or selling a condo in Greater Boston, this is the one market report you don't want to miss.

📊 Check out our full breakdown — including neighborhood insights from Boston and beyond 👇

There’s been plenty of buzz suggesting that the condominium market is on the decline. We hear lots of word around the industry that condos are languishing longer, that open houses aren’t as well attended. If you’re thinking about buying a home but interest rates have you feeling stuck—this one’s for you.

There’s a strategy called a 2-1 buydown that can save you serious money on your mortgage in the first two years—and it’s something sellers are often willing to pay for.

We wrote a quick breakdown (with examples!) of how it works and why it might be smarter than asking for a price cut.

📉💡 Curious? Click through and take a look.

A 2-1 buydown can lower your mortgage payments by thousands. Learn how Boston buyers are using seller concessions to make smarter offers in today’s market.

6 homes in Greater Boston that recently had a price improvement, as we like to call them in real estate. But in more simple terms, it means that the seller lowered the price.

If we were looking to buy a home around Boston with potentially less competition and some room for negotiation, these are the 6 we’d consider right now. Typically when a seller lowers the price of their home, it means they are motivated to get a deal done.

What this doesn’t mean is you can simply throw a low ball offer at them and they’ll accept it. Don’t we all wish it was that easy? 😉

Every situation takes wisdom, experience and strategy. If you’re interested, we’d be happy to discuss.

Comment HOMES and we’ll send you each of the listing links & details.

If you’re ready to find a home in Boston or sell your property, DM us and we can sit down to discuss a plan to achieve your real estate goals.
