Roslindale has 0.7 months of single-family inventory right now. Not a typo — four houses on the market. 🏠

We pulled the July numbers for every neighborhood we work: what's actually for sale, how fast it's moving, and what it's listed for. Swipe for the full picture — single-family first, then condos.

A few things that jumped out:

▪️ Single-family is tight almost everywhere. Arlington, Watertown, and Peabody are all sitting at 1 month of supply.
▪️ Condos are a different market. Brighton has 6+ months of condo inventory — real negotiating room for buyers.
▪️ Brookline single-family looks "balanced" at 5.8 months, but that's the $4M+ luxury tail sitting, not the whole market.

Months of inventory = how long today's listings would last at the recent sales pace. Under 3 favors sellers. Over 6 favors buyers.

Of all the Jamaica Plain neighborhoods, Woodbourne is the one people grow into. 18 Southbourne is one of its originals — a 1922 stucco center-entrance Colonial on a corner knoll, lovingly restored and shaped over a century by only four families.
