“The High Country” sometimes gets talked about like one market. The numbers say otherwise.

We pulled recent sales across the four counties we serve, and the spread is striking.

Watauga averages about $788K. Alleghany averages about $391K. Same mountains, same Blue Ridge views, roughly a $397,000 difference.

Price per square foot runs from $222 in Alleghany to $375 in Watauga. Homes in Ashe are selling fastest, at around 68 days. Avery takes the longest, at around 97.

Why does this matter? The right strategy for a buyer or seller in Boone looks very different from the right strategy in Sparta. Averages are a starting point. The street, the view and the season tell the rest.

Every fall, thousands of visitors make their way to West Jefferson to watch the mountains turn gold and crimson. Many of them leave wondering what it would be like to stay for good!

Travel + Leisure just named West Jefferson a favorite fall destination in the Blue Ridge, and the article reads like a love letter to Ashe County. It points leaf peepers toward peak color at the higher elevations around the first week of October, a picnic with panoramic views atop Mount Jefferson, and a walk to the Jesse Brown Cabin, one of the oldest preserved structures on the Parkway.

Then it turns to the town itself. The Scarecrow Walking Tour running through October. A leisurely dinner at Craft Bistro inside a historic theater. Burgers at Black Jack's. Local brews at New River Brewing and Boondocks. Morning coffee at Hatchet West before a day of exploring.
