🏡 10 Things You Learn AFTER Buying Your First House

Nobody hands you the “what I wish I knew” manual at closing. 😂🔑

Here are a few lessons that hit differently once you actually become a homeowner:

1️⃣ Your first home doesn’t have to be your forever home.
2️⃣ Don’t rush to renovate everything at once.
3️⃣ Never underestimate what a fresh coat of paint can do.
4️⃣ That mortgage payment may feel BIG at first—but over time, your income can grow while your payment stays relatively steady.
5️⃣ The “perfect house” doesn’t exist.
6️⃣ Something will ALWAYS need fixing. Welcome to homeownership. 😂
7️⃣ Get to know your neighbors—you’ll be glad you did.
8️⃣ Location usually matters more than countertops, flooring, or finishes.
9️⃣ Be careful about over-improving compared to the rest of the neighborhood.

POV: You’re trying to get your 79-year-old client to sign a DocuSign. 😭😂

OK Realtors… WE’VE ALL BEEN THERE.

You’re on the phone walking them through it step by step:

“Click the yellow box that says START.”

“I don’t see it.”

“It’s at the top.”

“Oh! I see it!”

“Perfect! Now click SIGN.”

“Okay… I closed it.”

😐😂

“No problem. Open the email again.”

“Which email?”

😭😭😭

Then somehow they open a new tab, close the old tab, end up somewhere completely different… and now you’re explaining DocuSign AND how browser tabs work. 😂

But that’s part of the job!

I’m patient, and I’m here to help my clients every step of the way — even when technology is NOT on our side. 😂 Whether it takes 5 minutes or 45 minutes, we’re getting that document signed! 🏡✍️

Because buying or selling a home can already feel overwhelming. Technology shouldn’t make it worse.

😂🏡 TOP DUMB THINGS BUYERS SAY TO ME AS A REALTOR

Before anyone gets offended…this is all in good fun. 😂 But there’s usually a reason your Realtor gives you that look.

1. “I’m not buying right now…I just want to look.”
Private showings take coordination. If you’re just browsing, open houses are a great place to start!

2. “Can I find a spacious Houston home for $200K?”
Maybe! But location, size, age and condition matter. Sometimes the budget, location or wish list has to adjust.

3. “Should I wait for interest rates to drop?”
Nobody can predict rates. While you wait, prices could rise—or the right house could be gone.

4. “I don’t want TLC…but can we see this fixer-upper?”
Sure 😂 Just remember renovations cost real money, not HGTV money.

5. “It checks every box, but I hate the paint. NO.”
PAINT?! 🎨😂 One of the easiest things to change! Don’t lose the right house over the wrong shade of gray.

6. “I’m not pre-approved. Can we see this house?”
Let’s know what you can actually buy first so you’re ready when THE house comes along.

7. “Can you reduce your commission?”
You’re not just paying someone to open doors. Representation includes negotiations, contracts, deadlines, problem-solving and protecting your interests.

8. “Can we see EVERY house in my budget?”
More homes ≠ better decisions. Eventually they all start blending together. 😵‍💫

9. “My uncle said…”
We love Uncle Bob 😂 But advice from someone who bought in 2008 may not apply to today’s market.

10. “I LOVE it! Can I sleep on it for a few days?”
You can. Just remember—the seller doesn’t have to sleep on other offers. 😬

11. “Can we see 10 houses Saturday?”
We CAN…but by #8 you’ll be asking which one had the big kitchen. 😂 Quality > quantity.

Coming from someone who’s spent a lot of time helping people buy, sell & rent homes around Houston…

Here are the things about Houston that make ZERO sense to outsiders… but total sense to us. 👇

🌦️ Houston weather does whatever it wants.
Sunny and 92° when you leave. Thunderstorm while you’re at H-E-B. Sunny again before you unload the groceries.

And somehow the humidity stays at 147%.

🚗 We measure distance in TIME, not miles.
“How far is Katy from Cypress?”
“About 25 minutes.”

Unless it’s 5 PM. Then…good luck.

🛣️ Houston roads are either under construction or about to be.
GPS: 22 minutes.
Houston: “Surprise! That exit you’ve taken for six years no longer exists.”

📍 You can live in Houston without technically living in Houston.
Katy. Cypress. Tomball. Richmond. Fulshear. Spring. Sugar Land.

Tell an outsider you live in Houston—no questions asked.

Tell a Houstonian and immediately:
“Yeah…but what part?”

🏠 Our definition of “close” is different.
Outsider: “That house is 35 minutes away!”
Houstonian: “Oh, that’s not bad.”

We’ll drive 45 minutes for dinner without thinking twice.

🌊 Flood zones are part of our home-buying vocabulary.
“What flood zone?”
“Did it flood during Harvey?”
“How’s the drainage?”
“And let me see that insurance quote.”

🏘️ Houston isn’t one housing market.

Katy feels different from Cypress. Cypress is different from Tomball. Fulshear is different from The Heights.

Even communities like Bridgeland, Elyson, Sunterra and Towne Lake can have different builders, amenities, taxes, schools and commutes.

And that’s what makes Houston great.

You can find acreage, a high-rise, new construction, an established neighborhood or a backyard big enough for that dream pool.

The trick is finding which part of Houston fits YOUR life.

Because an amazing house in the wrong location can become a very expensive geography lesson. 😂

⚾️🏡 When Ravenna Homes says LARGE LOT… I had to put it to the test! 😂

So naturally, I grabbed a bat, hit one outta here, and ran the ENTIRE perimeter. By the time I made it back to home plate, I definitely understood just how much space we’re talking about. 😂💨

Pool? ✅
Outdoor kitchen? ✅
Play area? ✅
Room to actually enjoy your backyard? ABSOLUTELY.

And of course… I had to slide into home! 🏃‍♂️💨⚾️

✨ Granting wishes. Creating hope. Making a difference. ✨

Today I had the opportunity to visit the Make-A-Wish office and spend time with fellow Wish Grantors, along with many of the incredible people who work behind the scenes to make life-changing wishes come true.

Being a Wish Grantor has been one of the most rewarding experiences. Seeing the joy, hope, and excitement that a wish can bring to a child and their family is truly unforgettable. It takes a dedicated team of volunteers and staff members working together to turn dreams into reality, and I’m grateful to be a small part of that mission.

Thank you to everyone at Make-A-Wish for the warm welcome today and for all the hard work you do every day. Looking forward to helping grant even more wishes and making a positive impact in the lives of local children and their families. ⭐️💙

A little trip down memory lane 🐾💜
A couple weeks ago I had the chance to go back to Aragon Middle School to celebrate their 25th anniversary — and it hit different knowing I was part of the very first 6th grade class to go all three years through those halls.
From awkward middle schooler to local real estate agent… not a bad glow up 😄
What’s wild is that all these years later, I’m still right here in the community I grew up in. I never really left — and honestly, why would I? This area has so much to offer, and I get to help people find their place in it every single day.
