Cherokee County Market Update

Here’s what I saw over the past 7 days:
153 New Listings (up from 143 last week)
168 Homes Under Contract (up from 134)
160 Closed Sales (up from 110)
Average Sold Price: $601K (up from $579K)

This was an exceptionally strong week for the Cherokee County market. New listings increased, buyer demand surged with pending sales climbing more than 25%, and closings jumped by nearly 50 week over week. On top of that, the average sales price moved back above $600K, highlighting continued strength in home values throughout the county.

With pending sales exceeding new listings and closings reaching one of the strongest levels we've seen recently, the market continues to favor well-prepared buyers and sellers who are ready to act.

Cobb County Market Update

Here’s what I saw over the past 7 days:
285 New Listings (down from 325 last week)
308 Homes Under Contract (down from 333)
235 Closed Sales (up from 234)
Average Sold Price: $614K (up from $592K)

Inventory and pending sales eased a bit this week, but buyer activity remains strong with more than 300 homes going under contract. Closings held steady, and the biggest story this week was pricing, with the average sales price climbing to $614K, up more than $22K week over week.

That increase in average price shows continued strength in the Cobb County market, particularly among higher-end homes. Well-priced properties are still attracting serious buyers, and values remain resilient despite the slight slowdown in new inventory.

Here’s what I saw over the past 7 days:
143 New Listings (down from 179 last week)
134 Homes Under Contract (down from 178)
110 Closed Sales (up from 101)
Average Sold Price: $579K (down from $616K)

Inventory and pending activity both cooled this week, but closings continued to move higher as more transactions crossed the finish line. While the average sales price dipped from last week’s spike, home values in Cherokee County remain very strong with homes still averaging nearly $580K.

The market continues to reward homes that are priced correctly and marketed well, especially in desirable neighborhoods and price points.

Cobb County Market Update

Here’s what I saw over the past 7 days:
325 New Listings (down from 377 last week)
333 Homes Under Contract (down from 351)
234 Closed Sales (up from 207)
Average Sold Price: $592K (down from $655K)

Inventory and pending sales both pulled back slightly this week, but closings moved higher as more transactions made it to the finish line. Even with the average sales price easing from last week’s spike, values remain extremely strong in Cobb County with homes averaging nearly $600K.
