Cherokee County Market Update

Here’s what I saw over the past 7 days:

431 New Listings (up from 131 last week)
115 Homes Under Contract (up from 110)
76 Closed Sales (down from 94)
Average Sold Price: $614K (up from $558K)

This week brought a significant increase in new inventory across Cherokee County, giving buyers considerably more options to explore. Pending activity also edged higher, while closed sales came in below last week’s total.

The average sold price climbed to $614K, up from $558K last week. With such a large shift in new listings and pricing, this is a good reminder that weekly numbers can fluctuate significantly—but they also give us valuable insight into what’s happening in the market right now.

For sellers, increased inventory means positioning and marketing your home effectively becomes even more important. For buyers, more homes hitting the market could mean additional choices and opportunities.

Here’s what I saw over the past 7 days:

299 New Listings (up from 280 last week)
255 Homes Under Contract (up from 243)
216 Closed Sales (up from 195)
Average Sold Price: $622K (up from $554K)

Cobb County saw increased activity across the board this week. New listings, pending contracts, and closed sales all moved higher, showing that both buyers and sellers continue to stay active in the market.

The average sold price also climbed to $622K, up more than 12% from last week. Weekly averages can shift based on the mix of homes that close, but when we pair that increase with stronger pending and closed activity, it’s certainly a week worth watching.

Cobb County Market Update

Here’s what I saw over the past 7 days:

280 New Listings (down from 312 last week)
243 Homes Under Contract (down from 259)
195 Closed Sales (up from 167)
Average Sold Price: $554K (up from $527K)

Cobb County saw fewer new listings and pending contracts this week, but closed sales moved in the opposite direction, increasing by nearly 17% week over week. That tells us plenty of previously contracted homes are successfully making it to the closing table.

The average sold price also climbed to $554K, up about 5% from last week. Weekly averages can fluctuate based on the mix of homes sold, but stronger closings and a higher average sales price are both encouraging signs of continued activity in the Cobb County market.

Cobb County Market Update

Here’s what I saw over the past 7 days:

312 New Listings (up from 292 last week)
259 Homes Under Contract (up from 235)
167 Closed Sales (down from 185)
Average Sold Price: $527K (down from $543K)

Cobb County saw an increase in both new
inventory and buyer activity this week. More
homes came to market, while pending sales
climbed by about 10%, showing buyers are
continuing to make moves as additional options
become available.

Closed sales dipped slightly, and the average sold
price came in at $527K. As always, weekly pricing
can fluctuate based on the mix of homes that
close, but the increase in pending activity is a
positive sign that there are still plenty of active
buyers in the market.
