📊 August 2026 Market Update | Seattle & the Eastside
Buyers have choices—and that is changing the way homes are bought and sold.
Eastside inventory is up 46% from last year, with 3.5 months of supply. Yet pending sales actually increased 4%, showing that buyers are still active—they're simply more selective. The median sales price was $1,445,721, down 6% year-over-year.
Seattle is seeing a similar shift, with 3.2 months of inventory—the most balanced market in a decade—and a median sales price of $920,000, down 8% from last August.
The important part? The best homes are still selling. Homes priced and presented correctly can move quickly, while properties that miss the mark are taking longer and often requiring price adjustments.
For buyers, this is one of the best negotiating environments we've seen in years. For sellers, pricing, preparation, and strategy matter more than ever.
