You list your house for sale and boom, you receive several offers and you have to decide which one to accept. Your instinct tells you: accept the highest offer: More money, right? The truth is that the highest offer isn't necessarily the best offer, nor the one that best suits your needs. For example, a cash offer is stronger and more valuable than an offer where the buyer needs a bank loan to purchase: WHY? Banks have several requirements to approve the purchase of your house: One: The house has to appreciate, meaning the bank has to approve the value of your house. Two: Your house has to pass inspection and obtain property insurance. None of that is necessary in a cash offer. Another aspect to consider in the offer is the contingencies. Contingencies are like clauses that the buyer has requested with the purchase of the house. Sometimes they request a very long closing day… Or sometimes the buyer needs to sell before buying… Also, look at and evaluate the concessions. What is the buyer asking for? Closing costs? In short, sit down with your agent/realtor and objectively evaluate the offers. Your realtor will guide you step by step and explain everything in detail. And if you don't have a realtor, hmmm, consult a lawyer or jump in the deep end... DON'T JUMP IN THE DEAD! Call us... We can advise you without obligation.
