Similarly, homeowners who sold off the MLS experienced a combined $1.36 billion in losses, typically selling for 1.3% less, with even larger gaps for lower‑priced homes and communities of color.

These patterns appeared consistently across all three years studied, even as market conditions shifted. With data showing how different listing paths can influence outcomes, homeowners thinking about selling may benefit from understanding the full landscape of strategies available.
