🏡 SOLD IN INDIANA — $5,000 OVER ASKING PRICE! 🎉
This Indiana closing deserves a story, because it was not just one transaction… it was a whole chain of people, homes, timelines, and contingencies that all had to come together. 🔑
My clients were the sellers, and the buyer purchasing their Indiana home was a VA buyer. 🇺🇸 That buyer was also selling his townhouse. The buyer purchasing his townhouse also had a home to sell. And the buyers purchasing that home were moving from Minnesota and selling their home there. 🚚🏠
So yes — there were a lot of moving pieces. 🧩
This is what we call contingencies in real estate. A contingency means that one part of the transaction depends on something else happening first — for example, a buyer needs to sell their current home before they can buy the next one. 📄
A lot of people get scared when they hear “contingency,” but contingencies are not always a bad thing when you have the right team, strong communication, and everyone is working together. 🤝
All of the closings were actually lined up for the same day, so timing was extremely important. ⏰ One closing had to happen first in the morning, then the next one, then the next one — and our closing was the last one. Everything had to stay on schedule, because if one closing was delayed, it could affect everyone else. 🏁
Every sale had to line up. Every Realtor, attorney, lender, title company, and client had to stay on the same page. 📞✍️
And with the recent storms, we definitely had some unexpected issues along the way. ⛈️ My husband even got involved helping with storm-related issues — because when I represent you, I take it seriously. 💪
Sometimes it takes more than just putting a sign in the yard. It takes problem-solving, communication, and doing whatever it takes to get everyone to the closing table. 🏡
I am so proud that we kept everything together all the way to closing, and my sellers were still able to sell their Indiana home for $5,000 over asking price. 🙌💰
