If you’re waiting for the “perfect time” to buy a house…
you’re probably gonna be waiting forever.

Respectfully.

Because here’s what people get WRONG:

• “I’ll wait for prices to drop” → they’re not dropping like that
• “I’ll wait for rates to go down” → cool… so will everyone else
• More buyers = more competition = higher prices again

Make it make sense.

Right now is actually when:
✔ You can negotiate
✔ You can get seller help
✔ You’re not fighting 10 other buyers

But nobody talks about that part.

A lot of people keep telling me they’re waiting for interest rates to “go back down”… and I get it.

But here’s the honest truth. Those super low rates we saw a few years ago weren’t normal. That was a rare situation, not the standard.

Where rates are right now? That’s actually much closer to what’s considered typical.

Also something to think about… when rates do drop, a ton of buyers jump back in. That usually means more competition, higher prices, and bidding wars again.

Right now, it’s a different kind of market:
– less competition
– more room to negotiate
– more choices

And if rates improve later, refinancing is always an option.
