Are we in a buyer's market or a seller's market?

You can probably find a headline supporting either answer.

But here's the problem:

There isn't just one housing market.

Even here in Lafayette and Acadiana, two homes can face very different market conditions.

One price range may have plenty of inventory and give buyers room to negotiate.

Another may have fewer homes available and stronger competition.

Location, price, condition, and competing inventory all matter.

So if you're thinking about selling your home, I wouldn't spend too much time trying to decide whether the entire country—or even all of Lafayette—is a buyer's or seller's market.

I'd ask a much more useful question:

“What does the market look like for a property like mine?”

That's the market that actually matters to you.

And if you're buying, we can do the same thing—look at the competition and negotiating environment for the specific homes you're considering.

Lafayette LA Real Estate Market Update | October 2026

Home prices are up, but homes are taking longer to sell. What's happening in the Lafayette housing market?

The September 2026 numbers are in, and they tell an interesting story.

Here's the breakdown:

288 homes sold — down 6% compared to September 2025.

72 average days on market — homes are taking 18% longer to sell.

$295,992 average sale price — up 2% from last year and 27% higher than September 2019.

1,285 active listings — inventory is nearly unchanged from last year.

So, what does this mean for you?

🔹 Thinking about selling? Buyers have options, and homes that are priced correctly and presented well have a better chance of standing out. Your first impression online matters.

🔹 Thinking about buying? With homes spending more time on the market, you may have more room to negotiate on price, repairs, or closing costs.

The big takeaway? Real estate is local, and the right strategy matters more than ever.
