Some Aliso Viejo homes are selling within days. Others are sitting for two months and ultimately selling at much larger discounts. My weekly review of MLS activity showed that, for sellers, preparation and pricing are making the difference. For buyers, the best negotiating opportunities are usually the homes that have been sitting for at least 30 days.

Orange County Housing Market Update | September 2026 πŸ“Š

The Orange County housing market is holding steady, but there are some important changes happening beneath the surface.

Sellers are still receiving about 99% of their asking price, and price per square foot is up 4% from a year ago. Inventory has reached its highest point of the year, although it remains historically low.

We're also seeing buyers become more sensitive to price and condition. Homes that are priced correctly and show well can still sell within the first couple of weeks, while properties that need significant work – or start out overpriced – may take much longer.

Two estate homes. Two very different strategies.

One Aliso Viejo home benefited from targeted improvements, fresh paint, new carpet, lighting upgrades, and professional staging. The result? It sold within two weeks and outperformed five other homes in the community.

A Mission Viejo fixer required a completely different approach. Instead of taking on a costly renovation, we recommended an as-is sale, coordinated the removal and donation of personal belongings, oversaw deep cleaning, and focused heavily on marketing and exposure. The result was 28 offers and a sale above asking price.

For both executors, the goal was the same: protect the value of the estate without creating another full-time job.
