Before you move forward, read the reserve study, meeting minutes, budget, rules, and insurance summary. Those pages can reveal planned repairs, rental or pet limits, loan questions, and costs that do not show up in the listing.

Here are 4 things I compare before calling one South OC neighborhood a better fit than another.
• Test the commute at the time you'd actually drive it.
• Check the exact school boundary for the address, not just the neighborhood name.
• Add up HOA, Mello-Roos, insurance, and upkeep before comparing monthly cost.
• Visit morning and late afternoon so you can feel the light, breeze, and temperature shift.
