🍎🍏First day of school PSA 😝👏🏼 Today’s lesson: Flood Zones 101.
🧐One of the most common things I hear in real estate is, “This property is not in a flood zone.”
Technically, that’s not correct.
🏘️🏢Every property is mapped within a FEMA flood zone classification. The difference is the level of flood risk associated with that classification.
❌Flood Zone X generally represents a lower flood risk. Flood Zone AE is considered a Special Flood Hazard Area and has a 1% annual chance of flooding. Depending on the financing and flood zone, flood insurance may be required by the lender.
‼️And here’s where it gets interesting: the map isn’t always the whole story. Elevation matters, and in certain circumstances a structure may qualify for a FEMA Letter of Map Amendment based on its actual elevation.
So instead of asking, “Is it in a flood zone?” a better question is:
💙”What flood zone is it in, and what does that classification mean for this property?”
