The Portland metro market remained steady in May. The average sale price was $637,300, up 2.1% from a year ago. Pending sales increased 6.1% and closed sales were up 1.7%, showing that homes are still selling despite fewer new listings coming to market. Inventory remained at 3.8 months, keeping the market balanced overall.

Another successful closing in the books!
After 96 days in escrow, this transaction definitely came with its share of challenges, including coordinating and completing a substantial amount of work to keep the deal moving forward. One of the biggest advantages I bring to my clients is the ability to project manage complex listing issues from start to finish — coordinating vendors, overseeing repairs, and helping navigate unexpected hurdles so we can keep the transaction on track and get the home sold successfully.
What made this transaction especially rewarding was finding solutions that allowed nearly all of the repair costs — approximately 95% — to be handled through closing, minimizing the seller’s out-of-pocket expenses during the process. In the end, both the seller and buyer walked away happy, and that’s always the goal.

April brought continued activity across the Portland Metro market. There were 3,396 new listings, up 24.0% from March and 1.1% from April of last year, giving buyers more choices as we head into summer. The total number of homes sold increased to 2,013, up 12.5% from the prior month and 7.1% compared to last year, showing buyers are still active. The average sold price was $615,100, essentially unchanged from March at +0.1%, and 0.3% lower than April 2025. Homes also moved quicker this month, with total market time improving to 63 days.
Overall, we’re continuing to see more inventory, steady buyer activity, and homes moving a little quicker as we head into the summer market.

January showed more activity compared to December. New listings increased to 2,109, up 109.9% from the prior month. There were 1,708 pending sales, up 38.4%, and closed transactions totaled 1,111, down 32.0% from December. The average sale price decreased slightly, down 4.8% to $568,000, and total market time increased to 89 days, up eight days from last month.
