April brought continued activity across the Portland Metro market. There were 3,396 new listings, up 24.0% from March and 1.1% from April of last year, giving buyers more choices as we head into summer. The total number of homes sold increased to 2,013, up 12.5% from the prior month and 7.1% compared to last year, showing buyers are still active. The average sold price was $615,100, essentially unchanged from March at +0.1%, and 0.3% lower than April 2025. Homes also moved quicker this month, with total market time improving to 63 days.
Overall, we’re continuing to see more inventory, steady buyer activity, and homes moving a little quicker as we head into the summer market.
