🚨 Long weekends can create the perfect storm for wire fraud.

Banks and offices are closing, everyone is rushing to wrap things up—and scammers know it.

If you’re closing on a home, don’t let urgency override security. 🔐

Fraudulent emails can look incredibly convincing. They may appear to come from your title company, Realtor or lender—and may even include real details about your transaction.

Before you wire:

🔸 Verify the instructions by phone. Call your title company using a number you already know and trust. NOT the one from the email.

🔸 Question ANY change. New account number? Different bank? “Updated” instructions? Stop and verify.

🔸 Check the sender carefully. One changed letter or character in an email address can be your only clue.

🔸 Don’t be rushed. “Send this immediately” and other unexpected urgency should be a red flag.

⚠️ Most importantly: If something feels off, STOP. Do not send the wire until you’ve spoken directly with your title company.

With banks closed for the holiday, getting help may be delayed—and when fraudulent funds are sent, every minute matters.

🏡 REALTORS: Send this reminder to your buyers before they’re ready to wire. Knowing what to look for ahead of time can make all the difference.

🔔 Did you know your local Clerk's office may offer FREE property fraud alerts?

Many Florida Clerks of Court offer a Property Fraud Alert service that can notify you when a document is recorded in the Official Records using a personal or business name you've registered to monitor.

It's a simple, free tool that can give property owners an extra set of eyes on the public records. 👀

Depending on your county's program, you may be able to monitor your:
🏠 Personal name
🏢 Business name
📄 Property or parcel information

If a matching document is recorded, you'll receive an alert so you can review the activity and determine whether it's legitimate.

One important thing to know: These services don't prevent a fraudulent document from being recorded. Instead, they serve as an early-warning system that can help you become aware of suspicious activity sooner.

📍 If you own property in Pinellas, Polk, Pasco, Orange or Hillsborough County, (or surrounding counties) your local Clerk/Comptroller offers a free property fraud alert program.

It’s been a quiet hurricane season so far… maybe a little too quiet. 👀🌀

But don’t let the calm fool you. We’re now in peak Atlantic hurricane season, with most tropical activity historically occurring from mid-August through mid-October and the climatological peak falling around September 10.

While El Niño conditions are expected to help suppress overall Atlantic activity this year, it only takes one storm to make it an active season for your home and community.

So, consider this your friendly reminder to use the quiet time wisely:

🔋 Check and restock your hurricane supplies
📄 Make sure important documents are protected and accessible
🏠 Review your homeowners and flood insurance coverage
📸 Take updated photos or videos of your home and belongings
🌳 Trim trees and secure anything that could become airborne
📍 Know your evacuation zone and have a plan

Imagine finding out someone was trying to sell your property—and you never listed it. 🚨

That's what we call vacant land or seller impersonation fraud. Scammers pose as legitimate property owners, contact real estate professionals, provide fraudulent identification, and attempt to sell property they don't actually own.

Vacant land can be particularly attractive to fraudsters because there may be no one physically occupying the property to notice something isn't right. No one to worry about being home during a showing. No owner there to notice a drive-by. That can give a fraudster an opportunity to pose as the seller without immediately raising suspicion.

🚩 Some red flags to watch for:

• A seller who avoids phone or face-to-face communication
• A push for a quick sale or cash buyer
• An asking price that seems unusually low
• A seller who wants to handle everything remotely
• Contact or identification information that doesn't quite add up
• Unusual urgency or resistance when asked additional questions

For property owners: Keep your contact information current, pay attention to unexpected notices regarding your property, and periodically check your property records for activity you don't recognize.

For our Realtor partners: If something about a seller or transaction feels off, don't be afraid to raise the red flag. You don't have to figure it out alone. Trust your instincts and bring your title partner into the conversation. You can be the first line of defense against seller impersonation fraud.

And we're taking extra steps on our end, too.

When we receive a transaction involving vacant land, we have additional seller verification procedures in place. One of those safeguards is our Vacant Land Seller Fraud Letter. We send a certified letter to the property owner's address with specific instructions for verifying ownership directly with our team before we proceed with the sale.

We know it's an extra step in the closing process, but it's an intentional one.

When it comes to protecting property owners, our Realtor partners, and the integrity of the transaction, security is worth the extra step! 🔐
