This one was a journey.

Between strong competition, new construction communities offering attractive incentives, and the challenge of coordinating both a sale and a purchase at the same time, this transaction required patience, flexibility, and teamwork. The property even expired the first time around, but together we listened to the market, adjusted our strategy, and stayed focused on the goal.

Today, my sellers are under contract on a brand-new villa that’s currently being built and are looking forward to a maintenance-free, mortgage-free lifestyle. Selling their current home was the key to making that next chapter possible, and I’m excited to see it all come together.

I look at the next 5 moves.

A homeowner called me because her house wasn't selling. 😔

🏡 No showings.
📞 Poor communication.
🤷 No real answers.

She was frustrated and wanted to know what was happening.

So I started digging into the numbers.

What I found was eye-opening:

📊 16 homes for sale in her neighborhood.
🏠 7 direct competitors.
⏳ Many sitting on the market for 200+ days.
💰 Several priced lower than hers.

The market was already speaking.

The question was... were we listening?

So I asked her:

❓ "Do you NEED to sell?"

She said no.

❓ "Why are you selling?"

She wanted a smaller home.

Then I asked:

❓ "If you don't sell, what happens?"

Her answer:

😊 "I'll be happy."

That's when the conversation changed.

Because this wasn't really a real estate problem.

It was a decision problem.

She bought her home in 2023 and had an incredible interest rate of 3.7%. 📉

I showed her what would happen if she sold and bought another home for $100,000 less at today's rates.

The result?

😳 Nearly the same payment.

So let's think about that...

I represented the seller on this condo sale, and the buyer came into the deal not trusting Realtors at all 🚫🏡Didn’t want representation.Didn’t want advice.Questioned EVERYTHING. 😂

And honestly? It made the transaction challenging at times.

But instead of making it emotional, I focused on doing what I always do:📲 communicate🧩 solve problems🤝 keep everyone together📄 make sure the deal stayed moving forward

When buyers go unrepresented, sometimes they don’t realize how many moving parts there are in a transaction until they’re in it 👀

Even though my fiduciary duty was to my seller first, I still treated the buyer with respect, patience, and transparency throughout the process.

And that changed everything.

By the end of the transaction, we closed successfully 🔑✅ and the same buyer who didn’t trust Realtors at the beginning told me he wants me representing him on future deals 🙏🔥

That means more to me than anything because at the end of the day, people remember HOW you handled things when the transaction got difficult.

🤝 Real estate is more than contracts and negotiations… it’s people.

This buyer came into the transaction not trusting Realtors, not wanting representation, and honestly not trusting me either. I represented the seller — not her.

But by the end of the deal, she told me I was the best Realtor she’s ever worked with and wished I was on her side. 🙏

That means a lot to me because no matter who I represent, my goal is always the same:
✔️ communicate
✔️ keep people calm
✔️ solve problems
✔️ bring people together
✔️ make the deal happen the right way

You don’t have to represent both sides to treat everyone with respect. That’s how trust gets built. 🏡✨
