The current housing market is feeling a bit like a standstill, and I’m seeing it firsthand here in the Grand Lake and Northeast Oklahoma areas. With higher mortgage rates, many buyers are pausing their search—monthly payments just aren’t as appealing right now, and that’s slowing down the number of people moving from looking to actually making offers. On the flip side, many homeowners are holding onto their lower-rate mortgages, so they’re not rushing to list their properties. This combination has led to a slower pace of transactions, with both buyers and sellers hesitant to make the next move. Navigating these conditions isn’t easy, but with the right guidance and a focus on seamless transactions, there are still opportunities to find the right fit for your needs.

More Homes Hit the Market as Demand Cools
Lately, we’re seeing a slight uptick in homes coming onto the market—new listings rose by 0.4% and overall inventory increased by 0.5% in the four weeks ending August 23. That’s the highest supply we’ve seen since early spring. At the same time, pending home sales dipped 1.1% to a six-month low. With average mortgage rates hovering near 7% (their highest in over a year) and the median home-sale price up 1.9% year-over-year to over $400K, it’s no surprise some buyers are hitting pause, even as more options become available.

For those who are actively shopping, this combination of more inventory and softer demand means there’s a bit more negotiating power—especially on homes that have been listed for several weeks. Sellers who price realistically, instead of aiming for last year’s highs, are seeing the most success.

Housing market peaks in 2026 as sales surge but pending listings fall
July’s housing market tells an interesting story for our Grand Lake and Northeast Oklahoma communities. Completed home sales climbed by 7%, largely thanks to buyers who locked in June contracts when mortgage rates stood at 6.5%. Yet, even as more homes changed hands, pending sales and new listings dipped as rates crept up to 6.69%. Inventory saw a modest uptick, while home price growth slowed to 2.1%—the slowest pace we’ve seen in a decade. For those navigating this shifting landscape, my aim has always been to ensure a smooth, informed transaction, drawing on my marketing, sales, and mortgage insurance experience to guide you through each market turn.

US Home Prices Face Real Value Erosion
We’re seeing an interesting trend in the housing market this year: while US home prices continue to rise on paper, the real value—once you factor in inflation—has been quietly slipping for over a year now. In Q2 2026, one federal index actually held steady month-over-month after seasonal adjustment, and a national index showed home values appreciating about 1.5% yearly by late Q2. That’s a slight uptick from 1% in mid-Q2, but still about 2% below the current inflation rate of 3.5%. This means buyers and sellers alike are navigating a market where nominal prices look strong, but real purchasing power is feeling the squeeze. Since early 2012, at least one federal measure has marked positive annual growth each quarter, highlighting the market’s resilience even as real value faces headwinds. As we move into the second half of the year, affordability remains top of mind, with typical monthly payments on existing single-family homes rising each quarter—especially challenging for first-time buyers. Drawing on my experience in the Grand Lake and Northeast Oklahoma areas, I know firsthand how these shifts can affect both buyers and sellers, and I’m here to guide clients through the changing landscape with a focus on smooth, informed transactions.

Home Sales on the Rise, but Momentum May Be Fading
July saw a notable 7% increase in home sales, with home values edging up 1.1% year-over-year to an average of $371,757. Inventory climbed just a bit to 1.41 million homes, and while mortgage payments dipped by 0.9%, there’s a chance we’ll see those numbers rise again soon. Homes are now spending a median of 25 days before going pending, and 27.1% of listings have seen price cuts. In the Grand Lake and Northeast Oklahoma areas, these shifts remind me how quickly conditions can change. My experience in both sales and private mortgage insurance has taught me to watch these indicators closely to help buyers and sellers achieve smooth, successful outcomes.
