Part of a good home inspection is not just listing defects — it’s investigating WHY they happened so your client gets the full picture.

What we found here: cracked tile is the symptom of an underlying issue. The original subfloor was diagonal planks over floor joists, when the tile was installed no new plywood layer was added. In one picture you can clearly see the installer attempted to make a quick repair with a few screws, instead of adding a proper underlayment. Without proper support underneath the tiles, they began to crack.

In short: improper substrate (no proper backing/underlayment) → unsupported tile → cracking.

Takeaway for buyers and sellers:
• Don’t try to save a buck when getting a home inspection, instead of your buyers replacing 1 or 2 tiles they may end up needing to spend significantly more money to actually solve the problem.
• Replacing tiles without fixing the subfloor will likely lead to repeat failures.
• Proper repair means removing tile, installing a continuous plywood underlayment over the diagonal planks (or otherwise bringing the substrate up to tile manufacturer/standards)…and that is significantly more expensive.
