🪜 Handrails are supposed to help you keep your balance.

Which works a lot better when the handrail is actually… continuous.

At this inspection, the stair handrail was cut at a very inconvenient spot.

A proper handrail should provide a continuous, graspable surface along the stairway so you don’t have to let go halfway through your trip.

Because if you’re already falling, that’s probably not the best time to discover the handrail was just pretending to be in one piece.

🦠 Good news: I found the problem.

It was hiding in plain sight.

Well… “hiding” might be generous.

A missing receptacle cover I almost passed by!😅

The subtle use of purple in this masterpiece is what did it for me..

Sometimes an inspection uncovers hidden defects.

Sometimes the house just says:

“Here. Start with this.”

Yes this is real, and no, they did not give me a "heads up may want a respirator and hazmat suit for 1200 sq/ft of the property" warning..

🎨 Want to know what the buyer’s inspector is going to find before they do?

That’s exactly what a PRE-LISTING inspection is for.

This deck had failing paint that would be noted during a buyer’s inspection. This simple fix helps put your homes best foot forward during showings!

Is peeling paint the end of the world? Of course not.

But when you’re selling a home, a list of little defects can start to feel a lot bigger once it lands in a buyer’s inspection report.

A pre-listing inspection gives you the chance to:

🔫 Well… that’s one way to ventilate the siding.

During this inspection, I noticed several holes in the metal exterior siding.

These holes weren't from woodpeckers, they prefer wood siding!

Obviously, damaged siding needs repair to help keep water and pests out — but sometimes what we find during an inspection also gives a buyer a little more information to consider about the property they're purchasing.

And that's worth mentioning because of something important:

I don't work for the Realtor.
I work for YOU — my client.

My job isn't to make sure the deal closes.

My job is to inspect the house, document what I find, explain it clearly, and give you as much information as possible so you can decide whether this is the house you want to buy.

And no, there's no "proof" these holes are bullet holes from an elevated position anyways, the grouping sucks!

🏠 Good news — your shingles are still on the roof.

Mostly.

During this inspection, we found a pretty impressive collection of shingle granules sitting in the gutter.

Those granules are supposed to stay attached to the shingles, where they help protect the roof from sunlight and weather.

When enough of them start showing up in the gutter, it can be a sign the shingles are aging, wearing out, or otherwise having a rough time.

A little granule loss? Normal.

A gutter that looks like it’s collecting roofing material by the handful?

That gets our attention.

Sometimes the roof tells you it’s getting old.

Sometimes it sends the message down the downspout.

🚿 Nice hot shower? Absolutely!

Should you give your attic one too? Um, no...

During this inspection, we found a bathroom exhaust vent terminating directly into the attic instead of exhausting to the exterior.

Every time that fan runs, warm, moisture-filled air gets dumped into the attic space.

And moisture has a way of leaving clues...

Just a short distance away, the roof decking showed heavy dark staining and deterioration consistent with prolonged moisture exposure.

Bathroom exhaust fans aren't there just to clear a foggy mirror — they're supposed to remove that moisture from the house entirely.

When that moisture gets sent into the attic instead, it can contribute to condensation, damaged roof sheathing, and conditions favorable for microbial growth.

Don't skip the inspection.
