Mortgage rates moved moderately lower, and that is good news for buyers who have been watching payments closely.

But here is the bigger point:

The rate matters — but strategy matters too.

A lower rate helps, but smart buyers should also look at monthly payment, seller concessions, temporary buydowns, down payment, cash to close, and loan program options.

In today’s market, a well-structured deal can matter just as much as the interest rate.
