Today we recognize Juneteenth - a day that commemorates freedom, resilience, progress, and the continued pursuit of equality.

At Compass Development, we believe strong communities are built through opportunity, inclusion, and investment in people. As we help shape the built environment throughout Southern Nevada, we remain mindful that meaningful progress is created not only through development, but through the people and communities those projects serve.

Today we reflect, learn, and honor the significance of this important day in American history.

A major infrastructure milestone has officially been completed at Betty’s Village North at Opportunity Village’s Northwest Campus with the installation of NV Energy meters across the development.

While often behind the scenes, utility coordination plays a critical role in maintaining project momentum and preparing buildings for future occupancy and operations.

Compass Development continues serving as the owner’s representative for this transformational campus, coordinating the many moving pieces required to keep development progressing across multiple phases of the project.

Every milestone moves the vision one step closer to reality.

The Reckitt Warehouse Tenant Improvement required the creation of approximately 189,000 square feet of conditioned warehouse space inside a fully operational 500,000-square-foot distribution facility, all while maintaining ongoing operations and protecting critical product storage requirements.

Delivered through a Construction Manager at Risk (CMAR) approach, the project demanded extensive coordination between the owner, facility operators, design team, and contractor to minimize disruption while implementing significant infrastructure upgrades. The improvements included full-height insulated walls, high-speed doors, enhanced building insulation, and the installation of eight 25-ton rooftop HVAC units to maintain precise temperature control throughout the facility.

One of the most memorable milestones involved lifting the rooftop mechanical units into place by helicopter, a carefully coordinated operation that helped keep the project moving efficiently while working within the constraints of an active facility.

Projects like this demonstrate that successful development is not just about construction. It is about planning, coordination, and executing complex improvements while keeping business operations running.

Most design issues aren’t technical failures.

They’re coordination failures.

Equipment without power.

Civil and utility conflicts.

Systems that work on paper but not in the field.

These aren’t rare issues. They’re common.

The difference is whether they’re caught early or discovered during construction.

Effective teams don’t assume coordination happens automatically.
They actively challenge, validate, and align every discipline before the project moves forward.

Because once construction starts, correction is no longer simple.

Most permitting delays are caused by incomplete submissions, unclear coordination, misalignment between teams and slow responses to comments.

Too often, teams:
• Submit before fully understanding requirements
• Treat comments as administrative instead of strategic
• Lose time between review cycles

At Compass, we approach permitting differently. We focus on preparation, alignment, and accountability from the start so projects move through the process with purpose instead of friction.

Because delays are usually preventable.

Owners often assume coordination, constructability, and alignment are built into the process.

They’re not. They’re driven.

• Reviewing drawings with technical skepticism
• Challenging deferred scope
• Verifying cross-discipline alignment
• Ensuring stakeholder sign-off

These steps don’t slow projects down.
They protect them.

Because most project risk isn’t visible in the field. It’s embedded in decisions made long before
construction begins.

Las Vegas just got a new reason to stop by Treasure Island Hotel and Casino.

AmeriCAN Beer & Cocktails is now open. https://www.americanbeerbar.com/

Located on the casino floor at TI, this project brings together bold design, high energy, and a completely unique concept built around American craft beer, delivered through a high-energy space designed for the Las Vegas Strip.

“ameriCAN Beer & Cocktails is a love letter to the country’s favorite pastime: sharing great drinks with friends,” owner Jonathan Fine said. “With cans, drafts and tall boys from nearly every state, plus stately cocktails and souvenir-worthy daiquiris, we built the perfect spot to watch the games, celebrate big wins and make bigger memories on the Strip.”

From early coordination through ex*****on, Compass worked behind the scenes to help move this project from idea to reality. We aligned teams, navigated approvals, and kept momentum through every phase.

Because great spaces like this don’t just happen. They’re built through coordination, ex*****on, and a team that knows how to move a project forward.
