Quick question for the veterans and military families here: if you've been saving up for a down payment, how long have you been at it?
I ask because a lot of veterans I talk to are saving for something their benefit may already cover.
The VA home loan was made for people who served. Here is what makes it different:
No down payment is required with full entitlement, as long as the price isn't above the appraised value.
No monthly mortgage insurance. There is a one-time funding fee, and veterans receiving VA disability compensation are exempt from it.
It isn't a one-time thing. Sell or refinance, and you can use it again.
So why do so many veterans skip it? Old myths. "Sellers won't take it." "It takes forever." Today, that's mostly just not true.
It all starts with one document, your Certificate of Eligibility. Often I can pull it for you online, so you don't have to chase it.
If you want to see where you stand, my VA Benefit Check takes about 3 minutes, with no credit pull and no Social Security number. The link is in the first comment 👇🏽 Or comment COE and I'll send it to you.
