Worried about your mortgage? Start with your goal.

You may want to keep your home, explore selling, or understand both options. You do not have to decide to sell before asking for help.

These five images offer practical starting points.

If payments are becoming difficult, contact your mortgage servicer using the number on your statement. A HUD-approved housing counselor can provide free foreclosure-prevention counseling.

If you want to explore selling, I can help you understand estimated proceeds, selling costs, and timing. Mortgage assistance and legal deadlines need guidance from the appropriate professionals.

You can also call or text me privately at (702) 592-4621 without committing to listing your home.

Please do not share loan details or financial documents in comments.

Want to buy a home in the Las Vegas Valley, but worried you haven’t saved enough?

Before ruling yourself out, find out what funds you would actually need—and whether assistance could fit your circumstances.

Here are three questions worth asking:

• What would I need for the down payment, closing costs, and expenses due before closing?
• Would I qualify for assistance, and would it need to be repaid?
• How would using assistance affect my mortgage payment and overall costs?

Assistance may help eligible buyers with certain upfront expenses. The amount, requirements, repayment terms, and availability vary by program.

I’ve put together a guide explaining what to ask before relying on assistance.

Would you like it? Send me a private message and I’ll share it with you.

No pressure. Clear information. Your decision.

Planning to visit model homes in the Las Vegas Valley?

Before you go, there’s one detail worth checking: the builder’s requirements for having your own real estate agent represent you.

If you’d like me to represent you, contact me before visiting or registering online. We can confirm the community’s registration and agent-accompaniment requirements and discuss how representation would work.

Already visited? Tell me what happened so we can clarify the available arrangements.

I’ve put together a guide covering the first visit, pricing, incentives, inspections, warranties, and timing!

Would you like my guide to considering a newly built home?
Send me a private message and I’ll share it with you.

No pressure. Clear information. Your decision.

More available homes. Fewer sales. What does that mean for your plans?

The September 2026 Las Vegas Valley market report shows:

🏠 Single-family homes
• Median sold price: $470,000
• Homes sold: 1,745
• Available homes: 7,995
• Months of availability: 4.6

🏘️ Condos and townhomes
• Median sold price: $290,000
• Homes sold: 424
• Available homes: 2,796
• Months of availability: 6.6

Compared with August, both property types had more available homes, fewer sales, and lower median sold prices.

Buyers have more properties to consider. Sellers should pay close attention to competing listings, pricing, and preparation. Conditions vary by neighborhood, price range, and property type.

These valley-wide figures provide context—they don’t determine your individual home’s value.

Want to discuss what this means for your buying or selling plans? Call or text me at (702) 592-4621.

No pressure. Clear information. Your decision.

“I’m behind on my mortgage payments, but I want to keep my house.”

If this sounds like your situation, it can be difficult to know where to start.

Start with your goal: keeping your home. Contact your mortgage servicer—the company that handles your payments—and ask what assistance may be available for your loan and circumstances.

A HUD-approved housing counselor can also help you understand your options and work with your mortgage company.

I’ve put together a resource with practical questions to ask and links to trustworthy help:

You don’t need to decide whether to sell before asking for help.

Mortgage questions can be hard to sort through. You don’t need to have everything figured out before looking for information.

I’ve created a resource center covering payment concerns, foreclosure notices, selling with equity, and situations where a sale might not cover what you owe.

Selling may or may not be the right answer. Start with the questions closest to your situation.
