I’ve always just called it “the waterfall” at the top of Waterfall Canyon. Turns out it has a proper name — Malan’s Falls! Who knew?

Today’s hike through the gorgeous fall colors sent me down a little Ogden history rabbit hole. 🍁

People have been making their way to these falls since the 1880s, back when there wasn’t much of a trail. And those rusty pipes you still see along the way? Remnants of Ogden’s early water system.

I’ve hiked here for years, but apparently there’s still plenty to discover in our own backyard.

An empty open house isn’t necessarily a bad open house. Jonah and I get a lot accomplished during an open house for the benefit of the homeowner, even if there aren’t any active prospects walking through the door.

It’s a chance to make sure the house is looking its best, tidy up anything that needs attention, make sure the marketing materials look great, and give the property another round of advertising and exposure.

Of course we want buyers to come through, but that’s not the only value. An open house is one more tool in the toolkit we use to keep our listings looking good, getting attention, and moving toward SOLD!

Is AI going to replace the real estate agents? Lucky for us, not quite yet. 😅

AI still can’t hear all of the unsaid things in a negotiation, AI doesn’t personally know the agents they are negotiating with, AI doesn’t know how to uncover the hidden details that never come up unless you know to ask.

AI is great with scanning emails, analyze data, and save us hours every week. We use it every single day and are constantly training to stay ahead of the new technology and marketing trends.

However, (and thank goodness☺️), the Realtor is a still a very important part of a successful sale. 🏠
