If you are a property manager or a landlord in Texas you are required by the law to comply with this state code. Chapter 92 of the Texas Property Code addresses property code for rental properties. With 9 sub chapters and 95 individual sections it can be a bit overwhelming. Texas Rekey brings you this easy video that highlights some of the key requirements. Hope you find the video useful. Feel free to share any suggestions or comments you may have. High Quality Tenant Support
We use a property management software. You will have an owner’s portal so you can have access to your account at any time. This software will track everything on your property. MBM Property Management LLC charges between 8% to 10% each month per property for our services. If MBM Property Management leases the property, the commission is 80% of the first month’s rent. We recommend either a home warranty or a larger reserve for repairs. We will go to court for you if needed for an eviction.

🧾Owners: The Service That Quietly Protects Your Investment 📸

One of the most valuable services property owners rarely hear about is strong documentation.

It’s not flashy—but it can save you time, money, and headaches.

MBM keeps detailed records of inspections, photos, maintenance timelines, vendor invoices, and approvals.

Why does that matter?
Because when questions come up—repairs, move-out deductions, lease compliance, or recurring issues—you have a clear paper trail.

It helps you make confident decisions, prevents misunderstandings, and protects your property long-term.

The more organized the history of your home is, the easier it is to manage and maintain its value.

🏡Renters: “The First Week Sets the Tone” 📦

Most renters don’t realize this, but the first 7 days in a new home can shape the entire lease experience.

When move-in is organized and expectations are clear, everything feels easier—less confusion, fewer surprises, and fewer “what do I do now?” moments.

MBM helps renters by providing clear move-in documentation, a detailed inspection record, and straightforward steps for how to report maintenance needs.

That means you know what’s considered normal wear vs. what should be reported, who to contact, and how to get issues handled without stress.

A smooth start creates a better living experience from day one.

Who Has Keys to Your Rental Property?

Over the years, copies of a rental property key can end up in more hands than an owner realizes.

Past residents, maintenance vendors, contractors, cleaners, leasing agents, or even former property managers may have been given access at some point.

Between tenants is a good time to review who can still access the property.

That may mean:
• Rekeying or changing locks when appropriate
• Resetting garage door remotes and codes
• Changing smart-lock access codes
• Removing old users from connected devices
• Reviewing vendor access

Preparing a rental for a new resident isn’t only about cleaning and repairs.

Controlling access is part of protecting the property and providing a secure start for the next resident.

The Security Deposit Isn’t Your Repair Fund

A security deposit may be available at the end of a tenancy, but that doesn’t mean every repair or expense can automatically be deducted from it.

Normal wear and tear and tenant-caused damage are not the same thing.

Documentation can make a significant difference when determining what happened during a tenancy.

That’s why good property records can include:

• Detailed move-in condition reports
• Dated photos or video
• Maintenance and repair records
• Written tenant communications
• Move-out documentation

The condition of a property changes naturally over time. Having clear records can help distinguish between normal use and actual damage when a resident moves out.

For rental property owners, documentation isn’t just paperwork—it can help protect the investment.

🏡 An Empty Rental Still Needs Attention

When a rental property is vacant, there may not be a tenant calling when something goes wrong.

That makes routine property checks especially important.

During an extended vacancy, issues such as a plumbing leak, HVAC problem, pest activity, storm damage, or exterior maintenance concern can develop without anyone noticing.

Vacant-property checks can include:

• Looking for signs of water intrusion
• Running faucets and flushing toilets
• Checking the HVAC system
• Looking for pest activity
• Checking doors and windows
• Walking the exterior after severe weather

A vacant home isn't necessarily a maintenance-free home.

Regular attention during the time between residents can help keep a small problem from becoming an expensive surprise.

💧 A Small Leak Can Leave a Big Repair Bill

A dripping faucet or slow leak under a sink may not seem urgent, but in a rental property, small water issues can become much larger problems when they go unnoticed.

Water can travel behind cabinets, under flooring, and into walls before visible damage appears.

Some early warning signs include:

• Unexplained increases in the water bill
• Discoloration around cabinets or baseboards
• Musty odors
• Warped flooring
• Water pressure changes
• Damp areas around plumbing fixtures

Catching these signs early can mean the difference between a relatively simple repair and replacing flooring, cabinetry, or drywall.

For property owners, paying attention to the little things is an important part of protecting the bigger investment.

The Best Time to Replace Something Isn't When It Breaks

Waiting until a major appliance or system fails can lead to emergency repairs, frustrated tenants, and higher costs.

Experienced property managers keep an eye on the age and condition of major components so owners can plan ahead.

Examples include:
❄ HVAC systems
🔥 Water heaters
🧺 Appliances
🚰 Plumbing fixtures
🏠 Roofing materials

Planning replacements before failure often reduces emergency expenses, minimizes vacancy, and creates a better experience for residents.

Preventive planning is one of the most valuable services a property manager provides—and it's something many owners never see happening behind the scenes.
