Once It’s Rented—What Owners Don’t Expect 🔑
The real work starts after move-in.
The owners who enjoy renting most are the ones prepared for the “operating system” of a rental:
• Maintenance is ongoing: small issues become expensive if ignored (leaks, HVAC noises, drains)
• Documentation matters: move-in photos/notes, repair records, and communication protect everyone
• Tenant retention is profit: renewals reduce vacancy, cleaning, and turnover costs
• Inspections help: periodic check-ins catch problems early and keep the home on track
• Money tracking: plan for reserves (repairs), annual maintenance, and gaps between tenants
Renting can be a great investment when you treat it like a system—not a one-time transaction.
