The Austin-area real estate market continues to shift — and the headlines don’t always tell the full story.

Here’s a snapshot of the April 2026 market across the Austin-Round Rock MSA:

📉 New listings down 6.7% year over year
📉 Active inventory down 15%
📈 Pending sales up 15.4%
📈 Closed sales up 2%

⏳ Average days on market: 67
🏡 Median sales price: $440,000

So what does that actually mean for buyers and sellers?

Homes are taking longer to sell overall, but strong listings are still moving — especially homes that are priced correctly, professionally marketed, and truly show well online. Buyers are being more selective and thoughtful than they were a few years ago, which makes preparation and strategy more important than ever.
