Kansas City’s average first frost historically lands late October. Getting ahead of freezing overnight temps before the first dip into the low 30s prevents trapped water inside hose spigots from freezing, expanding, and bursting the pipe inside your wall.

Priority Pre-Frost Checklist for Olathe Homes
1. Exterior Plumbing & Water Lines
* Disconnect Garden Hoses: Leaving a hose attached keeps water trapped inside the spigot, overriding any freeze-proof design and risking a interior pipe burst when temps hit freezing.
* Cover Outdoor Faucets: Install insulated foam spigot covers or insulated fabric socks over every hose bibb.
* Shut Off & Drain Sprinkler Systems: If you have an in-ground irrigation system, schedule or perform an irrigation blow-out to clear water from backflow preventers and underground lateral lines.

2. Heating & HVAC Readiness
* Change Furnace Filters: Switch out HVAC air filters so your furnace runs efficiently during the first cool spell.
* Test the Thermostat & Furnace: Turn your system to “Heat” mode now to verify it fires up properly before cold nights set in—HVAC technicians book up quickly once the first frost arrives.

3. Yard & Gutters
* Bring In Frost-Sensitive Plants: Move potted tropicals, succulents, and tender herbs indoors or into an attached garage.
* Clear Gutter Downspouts: Ensure downspout extensions redirect water at least 3–5 feet away from your foundation so autumn rains and coming snow melt don’t freeze near basement walls.
