We’re finally home. ❤️
After 13 months of renovations, we are officially back in the Susan Cole Realty Group office—and it feels so good to be here! 🙌
What we thought would be a renovation project turned into quite the journey. For much of the past 13 months, our team meetings happened around my dining room table, and we learned that we really can work from just about anywhere. But there’s something pretty special about finally having our team back together in our own space again.
This office has always been more than just a place to work. It’s where we meet with clients, work through deals, share ideas, solve problems, and simply enjoy being together as a team.
We’re incredibly grateful to everyone who helped bring the space back to life, and to our agents and clients who rolled with us throughout the process.
There are still a few finishing touches to come, but after 13 months, we’re back—and very happy to say, “Come on in!”
It feels good to be home. 🏡

When an offer comes in on your home, it’s natural to look at one thing first: the price. But the highest number on the page isn’t always the strongest offer.
There’s a lot more to consider when comparing offers:
• Financing: How strong is the buyer’s financing and pre-approval?
• Contingencies: What conditions need to be satisfied before the sale can move forward?
• Deposit: How much earnest money is the buyer willing to put down?
• Timing: Does the proposed closing date work well for your plans?
• Flexibility: Are there terms that make the transaction easier—or potentially more complicated?
Sometimes an offer with a slightly lower price, strong financing, fewer contingencies, and favorable terms may ultimately be more attractive than the highest-priced offer.
And every seller is different. For one, getting the highest possible price may be most important. For another, certainty, timing, flexibility—or simply reducing the risk of the transaction falling apart—may matter just as much.
That’s why when I’m helping sellers evaluate offers, we look at the whole picture and how all of the pieces work together.
Because ultimately, the best offer isn’t always the highest one. It’s the offer that best meets your priorities and has the strongest path to the closing table.

⚾ It's rivalry night in the Upper Valley!
Tonight, the Upper Valley Nighthawks take on the Vermont Mountaineers at Maxfield Sports Complex in White River Junction in the final matchup of the season—and with the Governor's Cup on the line, it should be a great game.
Over the past couple of summers, we've had the privilege of hosting a number of college ballplayers each summer, and it's given us a whole new appreciation for what the NECBL is all about. We've enjoyed cheering on these talented young athletes, getting to know them off the field, and following their journeys as they continue their college careers—and for some, even on to professional baseball.
If you're looking for something fun to do this evening, grab your family, head to the ballpark, and support these incredible student-athletes. There's nothing quite like summer baseball in the Upper Valley.
We'll be there cheering on the Nighthawks. Hope to see you at the ballpark!
