When it comes to selling a parent's Lexington home, the order of operations matters more than most people realize.

Downsizing first — before the photos, before the first showing — means buyers walk into space and light instead of decades of accumulated stuff. "Can't we just do it ourselves?" You can — and sometimes that genuinely is the right call. But before you decide, it helps to count the whole cost, not just the price tag:

• Flights, hotels, and burned PTO just to physically be there
• Months of weekends you won't get back
• The sibling tension over who's carrying what
• Real injuries from lifting furniture and boxes
• The decision fatigue of a thousand "keep or toss?" calls

Sometimes doing it yourselves is worth it. Other times, handing it to someone who does this every single week is the kindest thing you can do — for your family, your timeline, and your back. Why does bringing up "the house" with a parent so often turn into a fight? Usually because it starts with the stuff.

Try starting with them instead. "I want you safe and comfortable" opens a door that "we need to clear all this out" tends to slam shut. Ask, don't announce — a question like "what would make home easier for you?" invites them in rather than putting them on defense. Listen first; the plan can come later.
