Mortgage rates decreased yet again this week, prompting many homeowners to refinance. In fact, the share of mortgage applications that were refinances reached nearly 60%, the highest since January 2022.

Mortgage rates dropped sharply earlier this week, with the average rate on the 30-year fixed mortgage dropping to 6.13%. This is the lowest since late 2022.

Rates might drop more, but they might not. If they do, you can always refinance.

There's typically less competition from other buyers this time of year, meaning you're more likely to get your first-choice home, without having the price driven up in multiple offers.

Some real estate agents are always saying it's a great time to buy. And considering prices tend to go up over time, I can see why they say it, but that's never felt right to me.

But if you're financially ready to buy, and you're planning to do it within the next year anyway, it could pay off significantly financially to do it real soon.
