Most buyers in Central Minnesota close on their home, move in, and never hear about this — and it costs them over a thousand dollars.
The Homestead Classification Deadline:
In Minnesota, homestead classification is what designates your property as your primary residence for tax purposes. It's the classification that gives you:
The homestead market value exclusion (up to $38,000 off your taxable value)
The lower Class 1a tax rate (1.00% on first $500K)
Exemption from the 9.203% state general tax that vacation cabins and second homes pay
The deadline to file with your county assessor is December 31st to qualify for the following tax year.
Why This Catches People Off Guard:
Most buyers close in summer — June, July, August. They get the keys, they move in, and they assume the homestead classification transfers automatically or that their title company handles it.
It doesn't. You have to file yourself.
If you close in August and don't file by December 31st, you'll pay non-homestead rates for all of the following year before your homestead classification kicks in for the year after.
What It Costs to Miss the Deadline:
On a $500,000 lakefront property in Brainerd, the difference between homestead and non-homestead taxes is roughly $1,400-$2,000 per year.
Miss the deadline once and that's $1,400-$2,000 gone that you'll never get back.
How to File:
Contact your county assessor's office directly:
Crow Wing County (Brainerd): Crow Wing County Assessor
Morrison County (Little Falls): Morrison County Assessor
Stearns County (St. Cloud): Stearns County Assessor
You'll need your Social Security Number or Tax ID and proof of occupancy. The process takes one form and a few minutes.
File before December 31st. Don't wait.
