Things every homeowner should know how to do.

Not because you should never call a professional (If you need one, I’ve got a guy!).

But at some point, on some weekend, something will break and knowing how to handle it for the first 30 minutes is the difference between a small problem and an emergency.

What five different budgets actually get you in a kitchen reno

$5K — Paint the cabinets. New hardware. New light fixtures. Maybe a new faucet. Cosmetic refresh, same bones.

$15K — Everything above, plus new countertops (likely quartz or butcher block). New backsplash. Maybe a new sink and a few open shelves. The kitchen looks different.

$30K — New appliances on top of the above. Possibly refacing or replacing some cabinets. New flooring if it needs it. The kitchen functions different.

$50K — Cabinets get replaced fully. Layout might shift slightly. Higher-end finishes, better appliances, real lighting design. The kitchen feels like a different room.

$100K+ — Walls move. Layout changes completely. Custom cabinetry, top-tier appliances, designer finishes. You’re in renovation territory, not refresh.

The biggest mistake I see: spending $30K on a renovation that should have been $5K, because nothing about the layout was actually wrong.

The questions most buyers think to ask: how old is the roof, what’s included, why are they selling.

The questions I’m asking the listing agent: very different.

Most of what determines whether a buyer wins a house — and at what price — happens before the offer is ever written.

A lot of it comes down to a friendly conversation that I’ll have with the listing agent.

When should you list your home?

The honest answer is the one nobody on Instagram wants to give you, because it’s not as exciting as “list now!” or “wait until spring!”

The right time to list is when your life is ready, your home is prepped, and your numbers make sense.

The market matters, but it matters less than people think.

A few unpopular opinions I have as your realtor…

The agent on the other side of the deal isn’t my opponent.
Some of my favorite people in this industry are the agents I’ve negotiated with. We’re working toward the same thing — a happy client — and the best deals I’ve closed are the ones where everyone played fair.

I don’t buy leads.
Almost every client I’ve worked with came from someone who knew me or trusted me. It’s not a slower way to build a business, it’s the only way I’m interested in.

I will tell you when I’m not the right agent for you.
I will tell you when the timing isn’t right. I will tell you your price is wrong. I’d rather lose a listing than win it by saying what you want to hear — because the agent who tells you only what you want to hear is the one you’ll fire in 60 days when nothing has sold.

I won’t rush you.
Not into a house. Not into selling. Not into a price reduction. My job is to advise you and then let you make the call. My job is to advise you, not to pressure you.

Many of my clients become friends (and many of my friends become clients!).
Some people will tell you business and personal shouldn’t mix. But real estate IS personal. You’re trusting me with the biggest financial decision of your life, the place you’ll wake up every day, the address your kids will grow up at. Of course it’s personal. It should be.

The fact that I’m still in touch with people I helped buy their first house ten years ago isn’t an accident. It’s the whole point.
