Real estate headlines are everywhere, but national news rarely tells the full story of what is happening locally.

Here in DuPage County, micro-markets matter. What is happening in one town, neighborhood, or price point can look very different from another. Buyers are still active, but they are paying closer attention to value, condition, and location than they were a few years ago.

That does not mean the market is cold. It means people are being more thoughtful.

Here's the truth: homes in DuPage County are still selling at or above asking price — but only when they are priced correctly and marketed aggressively from day one. The current list-to-sale ratio across the county is sitting at 100%, which sounds great. And it is — for sellers who have the right strategy.

But here's the flip side: homes that are overpriced by even a small margin are sitting longer.
