Selling a home you've lived in for 20 years is different. Here's what I've seen matter most.

Here's a question worth sitting with for a minute. If you could change one thing about where you live right now, what would it be? Maybe it's the space. Maybe it's the neighborhood, the commute, the layout, the yard. Maybe it's something harder to name, just a feeling that the home you're in doesn't quite fit the life you're living anymore.

Here's a question I ask a lot of buyers early in the process.
What matters more to you, the neighborhood or the floorplan?

There's no right answer. Some people know immediately. Others realize, once they think about it, that they've never actually separated the two.

The reason I ask is that it helps clarify where to focus. A floorplan can sometimes be changed. A neighborhood can't. But everyone weighs it differently, and honestly, the conversation that follows is always interesting.

Here's something I want you to know before you do anything else, whether you are thinking about buying or selling.

The process is going to feel bigger than you expect. Not in a bad way. Just in a real way.

There will be a moment, probably more than one, where you second-guess yourself. Where the numbers feel abstract and the decisions feel permanent. That's normal. That's not a sign that you're doing it wrong.

What actually helps, in my experience, isn't moving faster. It's slowing down enough to get clear on a few things first.

What does your day-to-day life actually look like? Not the ideal version. The real one. Because the home that fits your real life is the one you'll still love two years from now. And the decision to sell becomes a lot clearer when you know what you're moving toward, not just what you're leaving behind.

What's flexible, and what isn't? Most buyers and sellers come in with a list of expectations. Some things on that list are non-negotiable. Others turn out to matter a lot less once you're further into the process. Knowing the difference saves you a lot of time and a lot of second-guessing.

And finally, do you have someone in your corner who will tell you the truth, not just what you want to hear? That matters more than anything, on either side of the transaction.

You don't have to have everything figured out to start the conversation. But a little clarity up front makes the whole process feel a lot more like yours.
