Every Seller Has a Story! When I first met with this seller, she was struggling with the decision of whether or not to sell her home. We talked through her options, the home’s marketability, and the potential advantages and disadvantages of selling. It wasn’t my place to tell her whether she should move. This was a personal decision, and my role was to provide guidance and support her in whatever she decided. For me, real estate isn’t simply about making a sale. It’s about serving people well. After spending a little over a month weighing her options, she reached out and told me she was ready to list. Because it had been such a difficult decision, I was thrilled when we received a full-price offer in less than two weeks! The home’s incredible lot, location, and views made it truly special. Every Seller Has a Story: These sellers had three small children, so it was definitely easier for them to purchase their next home first and have the flexibility to sell second. Their home was on the market for a short time before going under contract, but unfortunately, the first buyer backed out of the purchase, which was incredibly frustrating. We quickly relisted, and after a few weeks, found a second buyer. I am so thrilled to see this home officially closed and to know a new buyer will now get to enjoy a home that meant so much to my sellers. This is where they started and raised their family until they eventually outgrew the space and were ready for their next chapter. Inspections can sometimes be one of the more challenging parts of a home sale, especially in our current market where buyers often want a home with very few repairs left to tackle. It truly takes a team of people working together to get a home all the way to the closing table. I am so happy I was able to help negotiate through the challenges and get this one successfully closed!

Every Buyer Has a Story!

These buyers are not like most. They were looking for a home they could truly make their own. With experience in design and construction, they can complete much of the remodeling themselves.

While most buyers prefer an updated home with fewer projects, these buyers embraced the challenge and had the vision to see the possibilities. They recently moved from Michigan and rented for a while so they could take their time finding the right home. Ultimately, the three-car garage and large, open floor plan sold them on this one!

As someone who understands how much more a home means than just an address, I pay close attention to every factor shaping the cost of a new place—especially for families and individuals relocating to the Denver area. Recent data from early Q1 2026 highlights that regulations now make up over 26% of the average price for a new single-family home across the U.S., adding $131,700 to a $499,500 sale. That’s a significant increase from $93,900 in 2021, much of it driven by changes in materials and costs during the pandemic. By late Q2 2026, land-development regulations alone accounted for $46,800 per home (up about 13% since 2021), while construction-related rules rose by approximately 62% to $84,900. It’s also worth noting that the journey from zoning application to site work averages 15 months, with another 12 months before a lot is typically sold—timelines that can add real carrying costs. While these regulations do help fund infrastructure, public services, safety, and energy efficiency, they also shape the real costs and timelines families face when building or buying new.
