Got a chance to check out a Danish town located in Solvang which is near Santa Barbara which was a small settlement started by 3 Danish immigrants. I learned so much visiting this small town.

Got to learn a bit about Danish culture and history especially Hans Christian Andersen who inspired alot of the memorable Disney fairytale movies we've grown up on.

Randomly stumbled upon the home of the late great Dolly Parton, and of course I had to get in some outdoor time exploring the river, lake, and waterfall!

My favorite part though was meeting the most hilarious animal I've ever encountered, an ostrich and then lastly learning about the Chumash band of Indians at their beautiful Cultural Center! Bubba found a payphone to tell his peeps all about the trip 😂.

I took this picture with David Handy of Handy's Smoked Meats in April 2023. He had asked me to help him retire by selling off his business. This would be the first time anyone had asked me to to sell a restaurant, but without lack of confidence I said yes.

It was NOT easy for me at all I must admit, but I learned so much while attempting to help him. I can proudly say this August 2026 it finally sold! I learned the patience of Job on this one 😂😂😂.

Yesterday, a monumental restaurant event took place that was low-key yet significant which is very reflective of the two gentleman you see in this picture.

David Handy of Handy's Smoked Meats has decided it's time to quietly retire after 16yrs in business. However, the restaurant isn't going anywhere as he's sold the business to an amazing owner-operator named Mohammad Rahman who was the Director of Operations for Johnny Reb's True South.

Mohammad intends to carry on the legacy of the menu items, and the smokehouse delicacies tradition. Let's all give a congratulations to these two fine gentlemen, and wish them both continued success in their future endeavors.

Welp, that's a wrap on my 1031 Exchange process in Cleveland. Just closed escrow on my Upleg property today... woohoo 🎉🎉🎉!

As opposed to my prior 1031 Exchange last year, I didn't have to come out of pocket not a single 🪙. This is where the power of ownership and investing long-term comes into play in regards to real estate.

On this new property I'll now be able to minimize my property taxes, reduce my landscaping costs, scale my rental income, and improve my monthly cash-flow. Any questions at all on any part of the process I went thru start to finish feel free to ask 😉...

Today, I had to let go of my first born rental investment property 😥. Like most sellers comically say, I too said I'd never sell it 🤣.

However, 11yrs later it was time to make some pivots and adjustments which is a sign of growth and long-term estate planning. Most people don't know I bought this property as an REO for $22k using a HELOC loan and have now sold it $200k which is almost a 10x return on investment!

I can personally attest to you those old real estate sayings of "Own something just to get started" and "Don't wait to buy real estate, Buy real estate and wait" are definitely true 😉💯. The chapter on this isn't over yet as I'm completing a 1031 Exchange out of this investment, so stay tuned...

Can't say I come across too many 2bd, 2bth Single Family homes in Long Beach for $399k, but here's one! It needs some spiffying up, but being on an R-4 Lot gives it so much potential as either a fix & flip, or by going upward and adding residential rental units. Doing so drastically increases the property value with the added benefit of providing residual rental income. You can't loose with this one 💯
