If you tried to get into your Long Beach or North Orange County dream home last year, you probably felt a bit "stuck".

There was a good chance there just weren’t enough options. Or, nothing really fit what you were looking for.

That’s changing - not only here, but across the country.

There are now nearly 2x as many new listings hitting the market compared to a few months ago. Those are homes that were just put up for sale.

That means more more options and a better chance of finding the house that actually works for you.

If you’re curious what’s out there in Long Beach or North Orange County right now, let’s take a look together.

Home affordability is the best it’s been in 4 years. That’s thanks to: Lower interest rates. Slower home price growth. And rising wages. In Long Beach and the surrounding area, this has made a small dent in affordability

And while the problem isn’t solved, many homebuyers are finding the numbers work better today than they did before.

If buying a home in Long Beach or the surrounding area didn’t make sense for you last year, take another look.

DM me and let’s see if it changes when you're ready to buy.

I work with a lot of first time homebuyers in and around Long Beach. And I know if you’re a homeowner watching someone you love try to buy their first home given today’s affordability, it is daunting.

The truth is, nearly 1 in 5 first-time buyers are getting a gift from family or friends for use as their down payment. And many parents and grandparents are able to offer that help because of the home equity they’ve built over the years.

That doesn’t mean you have to do anything. But it may be worth asking: could a small portion of the equity you’ve built open a door that might otherwise stay closed?

If you’re curious what your equity could make possible for your family, let’s talk it through.

Tired of fixing, updating, and working around a house that wasn’t built for how you live now? It may be time to move. And you should know more people are buying new and renovated lately.

We recently saw the largest share of buyers in Long Beach and the surrounding area opt for completely renovated “flipped” homes – and it’s not just about shiny finishes.

It’s about fewer repairs and a chance totally upgrade without the hassle of building or renovating.

If your current home is starting to feel like it’s holding you back, let’s talk about what you’re looking for and whether a newly built or a pre-existing totally renovated home is better for you.

There’s a lot to think about when listing your home. But one task stands out…It basically dictates the path to sold even before the homebuyer steps inside your home – and that’s your initial list price. Set it too high, and your house sits while buyers pass right by it online. But set it too low and you’re probably leaving real money on the table.

Believe it or not, a lot of Long Beach homeowners and sellers I know base the value of their home on what online home value tools conclude – even when it is widely known that there are flaws with the online valuation models.

DM me and I’ll help you get the number that’s actually working in our market right now.

Buying a home is getting more affordable.

It shows how much of a household’s income typically goes toward buying a home in Long Beach. As a general rule, spending 30% or less of your income on housing is considered affordable.
In Southern California however, that amount increased quickly over the past few years.

Lately, things have been trending down thanks to a mix of lower mortgage rates, slower home price growth, and rising wages.
While affordability isn't going to snap back overnight, the trend is finally moving in the right direction.

If you want to talk through what this means for your buying power, send us a message and let’s break it down.
