Interesting story on this one. Here was a home in a very desirable but unfortunately it had been vacant for some time as it went through the probate process. The seller lived out of state. This type of sale requires a great deal of hands on work by the realtor. It was managing weekly vendors, hiring the right vendors to care for the house, be in constant contact with the seller, prep the home, remove unwanted items that will not add value, prep the property, market the property, understand buyer feedback, and explain the value of the property. I am so happy we went under contract in 18 days and closed in 30. That beat the average by 60 days. We priced it and positioned at market. In today’s Florida real estate market, this is essential. The seller was pleased with the outcome come and ultimately that is the goal. Selling in Longboat Key requires specific market knowledge. Local expertise matters. Good choices matter.

Another home sold in Fairway Bay and how I earned a beach day. Congratulations to buyers and sellers. It was my pleasure to represent this property. It is not always a straight line from contract to closing. This one had many zig zags mostly related to plumbing! 😱 This is a critical time to keep a deal together. Repairs, dealing with vendors, having patience, understanding of how homes work and especially how condos work was key in getting to finish line on this one. My vendor list is deep and we had some great guys to call on to help us make repairs without breaking the bank. Another successful closing. Seller and buyer happy. Yes, earned a beach day on this one! 🏖️
