Spending $40,000 before you list and walking away with $20,000 back is the most expensive mistake sellers make.

Your buyer has their own taste. They're mentally subtracting every dollar they'll have to "fix."
Here's what actually moves the needle.

1. Deep clean + declutter like you already moved out. Two items on the counters. Half-empty closets. Buyers decide in 7 seconds, make it feel big, clean, and cared for.

2. Neutralize your walls. Fresh neutral paint removes objections before they open their mouth.

3. Paint your front door + update your house numbers. $80 at the hardware store can return $35,000 on a $500K home. Do the math.

4. Swap the builder-grade light fixtures. Buyers notice immediately. It photographs like a different house.

5. Power wash everything outside. $100 rental. Your house looks five years younger.

6. Clean out the garage, for real. Move-up buyers are buying garage space. Show them they have it.

Total spend: $3,000–$8,000 Total impact: $20,000–$30,000. That's not an opinion. That's what we see at the closing table.
