💰 Median price $312,450 — a fresh 2026 high, up 4% from May

🏘️ 3,193 active listings — most inventory in 12+ months

BUT — pending contracts dropped 23% last month. The summer pivot has begun.

SELLERS: Prices hit a fresh high. Right-priced homes are still going under contract in under two weeks. List in July at market — don't test high.
