I asked Levi to guess what these homes sold for. He said $4,000.

Bless him, he was off by a few zeros. 😂

Watch him recalculate in real time when he realizes we're not buying houses at the dollar store. His final guesses got a lot closer once he found the decimal point.

Good thing we go off market rates and appraisals instead of 12 year olds. 😉

Here's what a lot of buyers don't realize until they're mid-contract: the seller's agent works for the seller. Their job is to get their client the best deal, not yours.

So who's reading your inspection report line by line? Who's catching the clause that could cost you thousands down the road? Who's negotiating repairs, timelines, and everything in between with YOUR best interest as the only priority?

If my dog gave real estate advice, it'd probably sound a little like this. 🐾

He always takes a lap around the neighborhood before falling in love with a place. He knows a big yard is only good if you're actually gonna use it. He doesn't panic when inspections turn up a little mess. He gets excited about the kitchen without losing sight of the budget. And he never sleeps on a good house for too long.

Basically, he'd make a pretty solid Realtor. 😂
