Uptown Worthington is for sale.

The 90 acre property off 202 in Malvern, the one with Wegmans and the apartments and the medical offices, went on the market this week at an asking price of at least $200 million. The sellers are a joint venture between MLP Ventures and Lubert-Adler, and they have held it for 15 years. Dean Adler, who co-founded Lubert-Adler, said it is a great asset with a lot of upside, but after 15 years it is time.

Here is the part that matters if you do business on that side of 202. The retail is 97 percent occupied and the apartment building is 93 percent occupied, so nothing about this is distressed. What is really being sold is the part that has not been built yet. There are 22.5 acres still open, and 556,000 square feet of construction is already approved for them. That includes 3 retail buildings, 2 apartment buildings of up to 250 units each, and 3 medical buildings.

Whoever buys this decides what goes on that land, and that shapes traffic and foot traffic and who your neighbors are for the next 10 years.

There is no buyer and no timeline yet. The Target is separately owned and is not part of the sale.

There is a version of this that does not involve renting an office at all.

The day office is exactly what it sounds like. You take it by the hour, by the day, or by the week, and it is yours for that time. There is a monitor already set up, so you plug your laptop in and go.

People use it for demos. People use it for Zoom calls they do not want to take from their kitchen. People use it when they have one client meeting on a Tuesday and nowhere professional to have it.

You do not need a membership. You are not signing up for anything. It is open to anyone who needs a room for a few hours.

You can book a private office or the conference room right through the portal on our website, by the hour or the day or the week.

It takes a minute.

You picked your space based on what the business looked like the day you signed. That is the only information you had.

Then you hired somebody, and then somebody else, and now you are all sitting on top of each other with 2 years left on the paper.

Or it went the other way. You lost a client, the business got smaller for a while, and you are still writing the same check every month for space you are not using.

Either way the problem is the same. You are locked into a decision you made a long time ago, and your business kept moving after you made it.

If you started a business from your house, your home address is on everything. That is the first impression you are making before anyone ever talks to you.

There is a better option right here in Chester County. 5 Great Valley Parkway in Malvern. You use this as your business address, your mail gets received and secured here, and you either pick it up or we send it out.

The math is the part worth sitting with. A real office is a serious monthly number when you are just getting going, and early on that money belongs in marketing, not in rent. This is a place to start.

And here is what tends to happen. Businesses grow, and eventually they do need an office. When that day comes they do not have to change the address, because it is already this one. We have watched companies go from mail here to a suite here without a single thing on their website changing.

A 536,000 square foot data center is going up on Swedesford Road.

The data center at 13 S. Bacton Hill on the old Foote Mineral site just got cut from 1.5 million square feet down to 536,000, a 64 percent reduction. Sentinel Data Centers and Green Fig also dropped the water cooled towers, which would have pulled over 3 million gallons a day, in favor of air chilled rooftop units.

Work resumed August 3 under an erosion and sediment permit with conditions on soil monitoring and dust control. Footings have not been poured yet, so the heavy construction is still ahead of us. Swedesford is how a lot of people in this corridor get to work, and it is about to carry a lot of trucks.

But the traffic is the short story. The longer one is what kind of building this is.

This corridor has spent decades as an employment center. Buildings full of people who go out for lunch, stop for coffee, fill the parking lots at 8am. A data center is not that. Square foot for square foot it runs with a fraction of the people an office building holds. So half a million square feet going up here does not add to the daytime population the way half a million square feet of office would.

If you run a business along 30 or 202 that depends on people being around during the day, that is the part worth watching.

We hear that on tours more than anything else. Not a question about price. Not a question about terms. Just that. People spend a year or two at the kitchen table first.

They rotate through coffee shops. They take calls in the car. The whole time there is a private office 10 minutes from the house and they never knew it was an option. We have offices open at Executive Office Link right now, including one with an exterior window.

People expect this place to be rigid. They walk in braced for rules, for a process, for someone who has to check with someone else before anything happens.

That is what an office usually means once you have rented one. Then they are here about a week and it clicks that it is just comfortable. It is a nice place to come to work every day.

You pick up the phone when you need something and it gets taken care of. That is the entire system. There is no ticket to open and no one to chase.

Executive Office Link has been at the same address in the Great Valley Corporate Center since 1984, and that is the part people do not believe until they have lived in it for a few days. Come see it for a morning and find out how it actually feels

"I thought you were too big for me."

Someone said that to us after he had already found us once and passed. He saw the address, saw Great Valley Corporate Center, and figured it was not for a business his size.

So he kept working out of the house instead. He took calls in the car. He met people at a coffee shop where the wifi drops mid conversation. That went on a lot longer than it needed to. Then he came in and it took about a minute to see what this place actually is.

Executive Office Link is family owned and operated and has been for years. The whole thing runs on a personalized experience, not a corporate structure. It makes no sense to us to promise the best possible service and then put a corporate process in front of it. When you need something, you talk to the person who can do it.

The internet goes down and everything stops. You cannot take the call, you cannot send the file, and somewhere an IT company is telling you a technician will remote in within 4 hours. You just sit there, paying for an office you cannot use.

Here is what happens when the internet goes down at Executive Office Link. Blair walks to the phone closet and resets the routers and switches, and 9 times out of 10 it is back up and running within 10 minutes.

Phone system goes down, same thing. He does not call a phone company, he resets the phone switch himself, and 9 times out of 10 it comes back online. He came up as a mechanic, so his whole approach is figuring out the simple way things get fixed. Usually it is not a big problem.

Usually it is a small problem, and you just have to work through it. That is the difference between a building with an owner in it and a building with a help desk. If your last office made you wait half a day to get back online, come see how this one runs.
