Some sales test everything you’ve got. 🏚️ This one was an estate sale — reverse mortgage, no property history, old trailer with no heat, no stove, sold strictly as-is. When the buyer requested utilities be turned on, there was a busted water pipe and suddenly they wanted a full remodel. We held firm. As the Seller’s agent, my job is to protect my client — and that’s exactly what I did. 🚨 STAGE 1 FIRE RESTRICTIONS BEGIN MAY 22 ON LOWER ELEVATIONS OF THE SAN JUAN NATIONAL FOREST

Beginning at 12:01 a.m. on Friday, May 22, Stage 1 Fire Restrictions will go into effect for lower elevation areas of the San Juan National Forest due to increasing wildfire danger.

Although Southwest Colorado received some recent rain, hot and dry conditions are rapidly drying vegetation and surface fuels, especially below 8,000 feet. Fire managers say lower elevation areas are becoming increasingly susceptible to wildfire starts.

⚠️ Violating Stage 1 Fire Restrictions carries a minimum fine of $530 in Colorado.

These restrictions apply only to designated lower elevation areas (Zone I). Higher elevation areas and all San Juan National Forest Wilderness Areas are currently excluded due to greener conditions and higher fuel moisture levels.

🔥 UNDER STAGE 1 FIRE RESTRICTIONS, THE FOLLOWING ARE PROHIBITED:
• Campfires, charcoal grills, or briquette fires outside approved developed recreation sites with permanent fire pits/grates
• Smoking outside of enclosed vehicles, buildings, or developed recreation sites
• Using explosives
• Welding or operating torches without proper clearance and fire suppression equipment

✅ Permitted:
• Gas or liquid-fueled stoves/devices that can be turned on and off, when used in a cleared area
• Fires within campfire rings and grills established by the Forest Service
• Fully enclosed metal stoves with proper spark arrestors used in cleared areas

Fire restrictions may be increased, reduced, or lifted depending on weather and fire conditions.

🔥 Fire restrictions do not prevent wildfires, people do. Please use caution with anything that could spark a fire, properly extinguish campfires, and follow all posted restrictions.

Fire prevention personnel and law enforcement will be patrolling the area, and violations will be enforced.
