East Cobb Market Snapshot

Inventory across several East Cobb zip codes remains below long-term balanced levels. Supply isn’t excessive.

At the same time, Days on Market shows homes aren’t disappearing overnight.

Buyers are active.
But they’re selective.

Homes that enter the market aligned with reality are moving in a reasonable timeframe.

Homes that “test the waters” are sitting — and often adjusting downward to catch up.

This isn’t a frenzy market.
It’s not a downturn either.

It’s a pricing strategy market.

The headlines say “rates moved.”
But the data tells a more useful story.

Mortgage rates ticked up slightly this week, yet mortgage applications just hit a 3-year high.

That tells us something important:
• Buyers aren’t frozen
• Demand didn’t disappear when rates moved
• People are moving forward, not waiting for “perfect”

What caused the rate movement matters too.
This wasn’t housing stress or bad lending — it was global bond volatility and geopolitics.

And while new construction is up nationally, that hasn’t changed the reality locally.

Established East Cobb neighborhoods still have limited resale inventory.
Location and quality homes continue to matter more than national headlines.

If you’re trying to time the market perfectly, that’s tough.
If you want to understand what’s actually happening here, that’s a much easier conversation.
