Springlakes Market Update – May 2026
The Springlakes housing market continues to show strength as we move through 2026.
One of the biggest stories is the lack of available inventory. At the end of April, Springlakes had just 1.7 months of inventory, firmly placing the neighborhood in a seller's market. A balanced market is typically considered 3 to 6 months of inventory, so well-maintained and properly priced homes continue to attract attention from buyers.
Sales activity has improved significantly compared to last year. During the February–April period, nine homes sold compared to just one during the same period in 2025, while pending sales doubled year over year.
Home values also remain stable. The average sold price per square foot increased to $156 in April and is up nearly 6% year-to-date compared to 2025.
How Does Springlakes Compare to the Overall Market?
The broader CSRA housing market continues to move toward a healthier balance. Inventory has increased from the extremely low levels of the past few years, giving buyers more choices while still supporting home values.
Across the CSRA:
Median sales prices are up more than 6% year over year.
Price per square foot continues to rise.
Existing-home inventory remains below long-term historical averages.
Many local buyers are still securing mortgage rates in the 6%–6.25% range.
Demand remains steady despite economic uncertainty and volatility in national headlines.
The result is a market that is neither overheated nor declining. Instead, we're seeing a healthier and more sustainable environment where buyers have options and sellers continue to benefit from appreciation.
Looking Ahead
The outlook for Springlakes remains positive. Limited inventory, improving sales activity, and steady buyer demand continue to support property values. While national housing stories often focus on uncertainty, our local market continues to demonstrate resilience and stability.
As we move through the summer selling season, Springlakes remains one of the desirable neighborhoods in the CSRA for buyers seeking location, value, and quality of life.

My take as a market piece
The most impressive number in Springlakes isn't actually the price.
It's the 1.7 months of inventory. That's tighter than the overall CSRA market and tells me demand is still very healthy for the neighborhood. Combine that with 9 sales versus 1 during the same February–April period last year, and Springlakes has quietly had one of its stronger starts to a year in quite some time.
